Maintenance Supervisor

The Maintenance Supervisor will actively execute service requests and oversee a staff of maintenance technicians and housekeepers with the goal of maintaining the quality of residential living. Besides having the skill set to execute repairs with quality and efficiency the additional skills required are the following:
1. Attendance and Accessibility to Team and Residents
2. Effective Communication with Team, Staff, Senior Leadership, Residents, and third parties
3. Organization Skills such that order is maintained and normal course of business
4. Time management skills such that everything is equally administered
5. Quality Control in terms of delivery
6. Observation Skills in terms of seeing disrepair and noting it
7. Execution is critical
8. Operate Company Software
Duties and Responsibilities
Oversees preventative maintenance program to comply with standards and regulations.
Participation in maintenance budgets.
Responsible for managing the duties of outside trades, contractors, service personnel and external inspections.
Human resources duties including managing staff performance and absenteeism.
Supports information technology systems and equipment.
Maintains safety and security systems.
Adhere to established corporate policies and procedures regarding quality assurance, fire safety, and environment and infection control.
Participation in special projects.
Ensure the facility meets all regulatory standards.
Provides all maintenance services throughout the Apartments. Able to schedule labor and order supplies that are required to maintain the buildings in good repair.
Qualifications
Strong leadership ability.
Experience in supervision of maintenance staff. Must possess problem solving skills, strong interpersonal skills.
Must have a minimum of 5 years experience working in the area of Maintenance Services.
Basic Knowledge of building systems: plumbing, electrical, mechanical, HVAC and emergency systems.
Demonstrates strength in preventative maintenance, budgeting, costing, quality control and loss prevention.
Good written and oral communication skills.
Proficient computer skills. (Microsoft Office)
Familiarity with relevant provincial regulations.
A valid driver’s license. Good driving record.
All relevant HVAC Licenses
* Must have ability to work 1 week of 24hr On-Call Maintenance every 4 weeks

Salary: $60k Quarterly Bonuses available. Benefits. Schedule: 40 hours a week. M-F 8am to 5pm
