In a Maintenance Supervisor role, you will be responsible for performing, maintaining, supervising and coordinating efficient operation and upkeep of the property’s buildings and grounds. You will oversee the day-to-day maintenance operations of the apartment community, aimed at maintaining the property’s continued success. This person will be self-motivated, creative, and energetic with the ability to multi-task and bring experience and expertise to the position. This position’s primary role being a valued leader of the maintenance team and will be expected to perform all duties as such. In addition, the Maintenance Supervisor will work with the Property Manager, and other team members to see satisfactory cash flow, positive resident relations and optimal tenant retention, operating by all company polices.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
- Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
- Inspect common areas and buildings to monitor the appearance, cleanliness, maintenance, attractiveness, and safety of the property.
- Ensure preventative maintenance schedules are followed and maintain proper levels of inventory with Community / Property Manager's approval.
- Repair and maintain all HVAC units, mechanical, electrical equipment, plumbing fixtures, structural facilities and grounds of the property.
- Ensure each assigned work order request is completed on a timely basis; request assistance as needed; report all problems, delays, etc.
- Perform administrative requirements, such as completing necessary forms, reports, etc., and submit as required and on a timely basis.
- Supervise property Maintenance team including performance management, discipline and timekeeping.
- Coordinate daily activities by giving progress updates, communicate frequently with operations team on daily activities and perform any tasks within the maintenance department.
- Provide training, guidance and supervision of the maintenance team.
- Schedule and supervise in-house and vendor/contractor work.
- Schedule preventative maintenance tasks.
- Maintain efficient operation and upkeep of the property buildings and grounds
- Perform routine maintenance punch on vacant units prior to new resident occupancy
- Respond to resident service requests; enter and track requests using a work order system
- Keep all amenity areas in clean and operable condition
- Maintain courteous helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
- Perform administrative requirements, such as completing necessary forms, reports, etc., and submit as required and on a timely basis.
- Availability for on-call responsibilities.
- Research and evaluate current and potential products used in the maintenance and upkeep of the property; make recommendations as appropriate.
- Maintain thorough knowledge of and adhere to management company policies and property community policies including no smoking inside apartments or apartment buildings. Adhere to the property team smoking policy.
- Perform other related duties and responsibilities as assigned by the Property Manager and/or Maintenance Supervisor.
SUPERVISORY RESPONSIBILITIES: This position has a general supervisory responsibility over all items and tasks regarding maintenance work and team members at the assigned property.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. - At least 3 years of multi-family or similar related industry property maintenance experience
- Prior experience in plumbing, electrical, appliance service, carpentry, dry-wall and painting
- HVAC and EPA certification
- Must be available for on-call and weekend work hours
- Above average oral communication skills.
- A proven track record for hands-on apartment maintenance skills.
- Must be self-motivated, able to complete assigned tasks and have the ability to negotiate competitive pricing of supplies and contracted work.
- Able to multi-task and prioritize work orders.
- Exhibit strong attention to detail.
- Able to perform at high levels in fast paced work environment and successfully adapt to changing priorities and work demand.
- Able to think logically to troubleshoot, analyze situations, and make sound business decisions.
- Able to lift, push and pull up to 100 pounds.
- Must be customer service oriented
- Proficiency in Microsoft Office software
- Flexibility to work weekend hours
EDUCATION and/or EXPERIENCE: High school diploma or general education degree (GED); or 1 - 3 years’ related experience and/or training; or equivalent combination of education and experience.
LANGUAGE SKILLS: Ability to read and interpret documents such as safety rules, work orders, operating and maintenance instructions, and procedure manuals. Must be able to type efficiently and use a Windows based computer that operate the work order system.
MATHEMATICAL SKILLS: Ability to add and subtract two-digit numbers and to multiply and divide by 10's and 100's. Ability to perform these operations using standard and metric units as well as weight measurement, volume, and distance.
REASONING ABILITY: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. Must be able to remain calm and collected in stressful and intense situations.
CERTIFICATES, LICENSES, REGISTRATIONS: HVAC and EPA certifications required. Electrical, Plumbing, OSHA, General Maintenance, and other related certifications are beneficial.
