Job Description:
Manage and direct the operations of a 684,000 SF Class-A mixed office/life science Greater Boston suburban campus consisting of five buildings to which assigned, at the least possible cost to produce the maximum return on the investment dollars, maintaining the property at the established levels of protection, care and maintenance.
Essential Job Duties:
- Responsible for building operations as the main point of contact for building engineers, tenants, vendors, and contractors
- Attend weekly operations meetings with client
- Assist with client driven building tours involving consultants, prospective tenants, lenders, clients, etc.
- Assist General Manager with tenant and capital construction project management coordination and communication with property management team, contractors, and tenants
- Manage on-site Class-A amenities involving self-serve fitness facilities, conference centers, and food halls
- Manage tenant programming involving tenant appreciation, charitable, and seasonal events
- Track monthly utilities and manage tenant billback operations.
- Review and approve weekly accounts payables utilizing AVID software
- Review, and assist in preparation of monthly financial reporting involving accruals, variance report, executive summary, and thorough review of monthly reporting package utilizing MRI software
- Review, prepare and distribute monthly rent statements utilizing MRI software
- Review, and manage current receivables utilizing MRI software
- Assist General Manager in preparation of quarterly operating reforecasts utilizing Kardin software
- Assist General Manager in preparation of annual operating budgets utilizing Kardin software
- Maintain appropriate standards of physical maintenance and housekeeping. Establish and monitor preventive maintenance schedules. Supervise the daily work schedule for operations. Manage aforementioned responsibilities by utilization of the PRISM online portal.
- Review specifications prepared for service contracts. Assist with selection and final award of contract services, vendor negotiation of service agreements and the overall monitoring of vendor performance to assure full compliance with standards established within the service agreement.

- reports and attend client tabletop trainings promoting emergency preparednessAssist General Manager with preparation, and management to lease up current life science, and office vacancies involving commissioning of systems, move-in preparation, and maintenance of standards.
Salary : $75,000 - $79,000 annually
The expected base salary for this position ranges from $75,000 to $79,000 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
