Overview
Tanaq Government Services (TGS) provides facilities Operations & Maintenance (O&M) services to Federal customers. Services provided include complete building maintenance and operations on large complex individual buildings as well as multiple buildings on large campus type environments including military installations. TGS is a subsidiary of the St. George Tanaq Corporation, an Alaskan Native Corporation (ANC) committed to serving Federal customers while also giving back to the Tanaq native community and shareholders.
About the Role
We are seeking a Custodial Manager to provide support to the Project Manager (PM) in leading and managing the work and training of an entire custodial/janitorial workforce engaged in the custodial services operation at the Orville and Wilbur Wright Federal Buildings. This includes, but is not limited to, planning, assigning, and supervising cleaning activities. The Custodial Manager must comply with all policies, procedures, and regulations, and is expected to strive to train and motivate their team to find innovative solutions to complete assignments.
This is a fully onsite position that will report to the Orville and Wilbur Wright Federal Buildings in Washington, D.C.
Responsibilities
- Manage, supervise, and inspect daily staff work, confirming they are following contract requirements and ensuring custodial services are met.
- Schedule personnel, ensuring records of services performed are properly annotated and provided to the PM.
- Constantly monitor the facilities and dispatch custodians as needed for both scheduled and unscheduled cleanings.
- Ensure adequate and sufficient cleaning supplies are ordered and provided to staff, and maintain a reliable stock of these supplies.
- Perform ongoing building inspections and a variety of other functions to ensure that facilities are clean and free of safety hazards. Assess and review work standards.
- Prepare written and organized documents, memos, and disciplinary action forms.
- Provide continual employee training and quality control, providing staff training materials and tracking progress when appropriate.
- Serve as the site Quality Control Manager (QCM) and enforce TGS’s quality control program.
- Responsible for performing quality assurance inspections and completing required documentation to assure compliance with established procedures outlined in company Quality Control Plan and meeting Government Quality Assurance Surveillance Plan (QASP) requirements,
- As QCM, accompany customer QAEs on inspections or attend performance evaluation meetings if the PM is not available. Respond to Government’s QAE inspection results and any contract discrepancy report (CDR) for processing immediately. Re-inspect any area that receives a CDR for an evaluation.
- Maintain operational and safety procedures.
- Create schedules and prioritize services effectively for both scheduled and unscheduled cleanings.
- Respond to trouble calls and documents unscheduled requests in a timely manner.
- Plan and schedule work to assure materials, labor, and equipment are available to complete requirements within the specified time limits and in conformance with established standards.
- Serve as a customer service focal point to whom service requests, complaints, and comments can be directed.
- Serve as the Alternate Project Manager responsible for site operations in the absence of the site Project Manager or Program Manager.
- Institute a culture of safety and compliance.
- Conduct safety briefings for the entire staff and perform daily safety audits of the team members to ensure compliance with the safety program and with applicable health and safety standards.
- Instruct employees in safety procedures and supervise safety training programs.
- Inspect equipment for proper working conditions.
- Perform incidental tasks related to the position as well as various duties, as assigned, to support the overall objectives/goals of the team while maintaining a positive attitude.
- Participate in staff recruiting process along with Custodial Supervisor, collaborating with TGS Human Resources to post and advertise jobs, Act as Hiring Manager for crew leaders and teams, ensure proper new hire paperwork is completed and submitted in a timely manner.
- Ensure the day-to-day services are performed in accordance with the contract.
- Maintain compliance with all labor laws and CBA agreements.
- Oversee special events as needed.
- May utilize the Maximo NCMMS system for work orders, review service calls and inspection reports.
- Perform other duties and work on special projects as assigned and as needed.
Requirements:
Required Experience and Skills
- Minimum 5 years of custodial management experience, demonstrating increased responsibility and supervisory skills required.
- Minimum 3+ years of experience in a large-scale housekeeping, janitorial, building maintenance or custodial work supervisory role preferred.
- Relevant experience in facilities management or custodial related work in Government or large commercial janitorial operations preferred.
- Be proficient and have a good understanding of cleaning requirements and standards required by the US Government, preferably the FAA.
- Abide by the Federal Drug-Free workplace policy.
- Experience using Maximo NCMMS system preferred.
- Valid driver’s license and clean driving record.
- Have a clear background and ability to pass background checks/screening.
- Must be legally authorized to work in the United States without the need for employer sponsorship, now or at any time in the future.
Education and Training Required
- Must have high school, vocational school, or trade school diploma or equivalent
- Ability to complete and pass the Cleaning Management Institute (CMI) Basic Custodial Technician certification within the first 30 days of employment.
- Ability to complete and obtain the CMI Advanced Custodial Technician Certification within the first 6 months of employment.

Work Environment
Work is performed half of the time in an office/shop environment. The remainder of the work is performed on job sites. Employees may be required to work in excess of 8 hours in a day and 40 hours per week.
Pay Range
The projected annual salary range for this position is $ 70,000/Yr. - $75,000/Yr. USD. Multiple factors are considered in determining final pay for a position, including, but not limited to, the candidate’s relevant work experience, skills, education, certifications, and competencies that align with the specified role, geographic location, as well as business considerations and contract provisions regarding labor categories that are specific to the position.
