Are you a skilled leader passionate about property maintenance and exceptional customer service? As the Maintenance Field Supervisor, you will play a vital "player-coach" role in our company’s growth. This position involves overseeing a local team of maintenance technicians and vendors for a diverse portfolio of multifamily and single-family properties. You will receive coordination and administrative support from our back-office colleagues and departmental leadership at Riparian's Baltimore headquarters.
In this role, you will work closely with property managers, maintenance technicians, and vendors to ensure the timely and effective resolution of maintenance issues, implement preventive maintenance programs, and maintain the overall upkeep of our properties—all while achieving high levels of resident satisfaction. - Base Salary: Starting at $ 85,000 annually
- Performance Incentive: Annual performance incentive of $10,000
- Assist in developing and implementing maintenance strategies and procedures across multiple markets to optimize property performance and minimize downtime.
- Manage a team of maintenance technicians across various locations, providing guidance, training, and performance evaluations.
- Coordinate training and development programs for maintenance staff to enhance skills and ensure safety and industry standards compliance.
- Coordinate with regional and site managers to ensure maintenance activities align with management goals, property objectives, budgets, and timelines.
- Oversee preventive and corrective maintenance programs, ensuring that equipment, utilities, and systems are adequately maintained in compliance with safety regulations and industry standards.
- Establish and maintain relationships with vendors and contractors to facilitate efficient and cost-effective repair and maintenance services.
- Monitor and analyze maintenance expenses, budgets, and performance metrics to identify areas for improvement and implement corrective actions as necessary.
- Prepare internal correspondence, advise on disbursements, and log completed maintenance orders.
- Communicate effectively with team members and residents.
- Present prepared reports and budget justifications to ensure continued workflow.
- Develop and enforce maintenance policies, procedures, and standards, ensuring compliance with company policies and government regulations.
- Stay updated on industry trends, best practices, and emerging technologies in maintenance management.
- Incorporate innovative solutions to enhance efficiency and effectiveness by participating in annual training and workshops.
- Perform other duties as assigned.
- High school diploma required; a bachelor’s degree in engineering or facilities management is preferred.
- Proven experience in maintenance management, preferably in a multi-site or multi-market capacity.
- Excellent verbal and written communication skills.
- Strong knowledge of building systems, including HVAC, electrical, plumbing, and other relevant systems.
- Exceptional leadership and team management skills, with the ability to effectively delegate tasks and motivate team members.
- Demonstrated problem-solving and decision-making abilities, with a history of implementing proactive and cost-effective solutions.
- Outstanding organizational and time management skills, capable of managing multiple tasks simultaneously.
- A strong commitment to quality and safety standards.
- Proficiency in using software such as Microsoft Word, Excel, PowerPoint, and Teams video conferencing. Experience with maintenance management software and computerized maintenance management systems is strongly preferred.
- Must have a personal vehicle and a valid driver's license.
The pay range for this role is: 85,000 - 100,000 USD per year(Remote - Cleveland, US)
