Position Overview:
We are seeking a highly skilled and experienced General Manager to oversee the operations and management of a prestigious Class A commercial building. The General Manager will ensure the property operates at peak efficiency, delivers an exceptional tenant experience, and achieves financial performance goals. This role requires a proactive leader with expertise in building operations, tenant relations, financial management, and vendor oversight.
Key Responsibilities:
- Building Operations:
- Oversee all aspects of property operations, including maintenance, security, janitorial services, and landscaping.
- Conduct regular property inspections to ensure the highest standards of upkeep and compliance with safety regulations.
- Manage building systems, including HVAC, elevators, and energy efficiency programs, to maintain optimal functionality.
- Tenant Relations:
- Serve as the primary point of contact for tenants, addressing concerns, resolving issues, and fostering positive relationships.
- Ensure adherence to lease terms and collaborate with tenants to maintain a high-quality experience.
- Plan and coordinate tenant engagement activities to enhance satisfaction and retention.
- Financial Management:
- Prepare and manage annual operating budgets, including expense forecasting and variance analysis.
- Review and approve CAM (Common Area Maintenance) reconciliations and ensure timely billing and collections.
- Collaborate with accounting teams on financial reporting and compliance.
- Vendor and Staff Oversight:
- Manage vendor contracts and performance to ensure quality services and cost-effectiveness.
- Lead and develop on-site staff, fostering a culture of teamwork, accountability, and excellence.
- Oversee vendor bidding, negotiations, and contract renewals to maintain competitive pricing and superior service.
- Capital Projects:
- Plan and execute large-scale capital projects, including renovations and system upgrades, ensuring timely completion within budget.
- Collaborate with engineers, architects, and contractors to maintain the building's Class A status.
Qualifications:
- Minimum of 7-10 years of experience managing Class A commercial properties.
- Strong knowledge of financial management, including budgeting, CAM reconciliations, and financial reporting.
- Proven ability to lead teams and manage vendor relationships effectively.
- Excellent communication, problem-solving, and organizational skills.
- Familiarity with building systems, safety codes, and regulatory compliance.
- Proficiency in property management software and Microsoft Office Suite.
Job Type: Full-time
Pay: $150,000.00 - $170,000.00 per year
