Summary/Objective
The Facilities Maintenance Engineer II, performs engineering operations and maintenance of the building equipment under the general direction of the Lead Engineer or Property Manager. The work is of a routine nature/difficulty and related to the work assigned.

1. Perform routine maintenance and general maintenance work assignments at the requests of the Facilities & Operations Building Engineer Lead or Property Manager on building interior and exterior. Responsibilities include:
- Order necessary materials and supplies to complete assigned tasks.
- Complete parts/material inventories as assigned.
- Inspect properties regularly to ensure that buildings are in good operating order and appearance.
- Perform routine cleaning inspections. Inspect property on a regular basis for any repairs and maintenance needs. Report to Property Manager and Building Engineer Lead regarding all open issues
- Perform handyman duties such as painting, plumbing and upkeep (replace valves, faucets, pipes).
- Maintains the building lighting system, including light and ballast replacements.
- Assist dispatching as needed to handle calls.
- Work with Property Manager and Lead Engineer to obtain multiple bids for repair work that are of a non-emergency nature.
- Respond to requests for emergency repairs during and after regular hours.
- Respond quickly to emergency situations, requesting additional assistance as needed.
- Be organized and keep an accurate schedule/log(s) of any inspection or building/ equipment maintenance issues.
- Assist in building compliance.
- Manage key system/tracking
2. Review and keep up to date with daily general facility maintenance logs.
3. Work in a safe manner and recognizes unsafe situations.
4. Take appropriate action to ensure safety of themselves and others in building.
5. Other duties as assigned by management.

Work Environment
While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud.

While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Position Type/Expected Hours of Work
This is a full-time position with some flexibility to the work schedule. Ability to work at night, weekends and/or early morning hours based on business needs.
Travel
Local travel is required for this position.
Required Education and Experience
- High school diploma or GED.
- One year of professional experience in building maintenance.
Preferred Education and Experience
- Experience in maintenance work in similar type of environment.
- Computer experience
- HVAC knowledge/experience
- Knowledge of buildings major equipment
- EPA Universal
- 608 Certification
Job Type: Full-time
Pay: $29.00 - $35.00 per hour
Expected hours: No less than 40 per week
