Maintenance Lead needed for Apartment Communities

- Air-Conditioning (HVAC certification strongly preferred)

- Swimming Pools (CPO certification strongly preferred)
- Have in-depth knowledge of all aspects of maintenance repair and service; previous maintenance experience; and prior apartment maintenance experience
- Possess a strong commitment to company goals and values, ability to exercise good judgment and self-control, enthusiasm, good attitude, trustworthiness, personal integrity, and honesty
- Are Customer Service-Oriented; Have good human relation, listening, and communication skills; and Can demonstrate ability to deal with tenants, peers, and supervisors
As a Maintenance Lead Technician, you will:
- Be responsible for overall maintenance. Perform repairs/replacements on mechanical, electrical, plumbing, operational/functional systems, general maintenance items, and exterminations in vacant and occupied apartments and general areas of assigned properties
- Prepare apartment for rent, performing or administrating turn services such as painting, flooring, cleans, plumbing, electrical, changing locks and making keys, etc. And ensures that all make-ready repairs and services are completed correctly and on schedule.
- Perform pool maintenance and common area maintenance such as fitness room, club house, business center, etc.
- Participate in an ongoing community maintenance and improvement plan. Maintain the physical condition of the properties. Make sure maintenance office, all service areas, and storage areas are clean, well-maintained, well-lit, and secure when not in use.
- Assist with resident functions, as requested.
- Be on-call in accordance with scheduling to handle maintenance emergencies from residents and property emergencies
- Maintain inventory of tools, equipment and supplies.
(The activities listed above are not all inclusive; however, they are indicative of the types of activities normally performed by the Maintenance Lead Technician.)
Strong candidates will have:
- Ability to pass criminal background check and drug screen (random drug tests can be administered at any time).
- A valid driver’s license. A reliable, functioning, legal vehicle that can carry tools at all times, can travel between job sites, and transport or pick up material as needed.
- High School Diploma or Equivalent.
- Technical Certification (HVAC, EPA, CPO, etc.)
- Required tools: flashlight, safety equipment and belt, sealing tape, cordless and manual screwdrivers, 5-way, box cutter, hammers, tool belt, buckets, drop cloths, drywall knife, plunger, paint brush and bucket for touch-up, drop cloth, and rags/solvent for cleaning up projects.
- Preferable tools: wet/dry vacuum and 25 ft. drill snake, welding kit for plumbing repairs, and concrete repair items.
- Physical ability to: perform actions requiring bending, climbing stairs and ladders, kneeling, lifting heavy objects (up to 60 lbs), stretching, squatting, and walking
