Overview
We are seeking a dedicated and skilled Lead Maintenance professional to join our team in our 144 Unit Class C Apartment Complex. The ideal candidate will possess a strong background in maintenance operations, including Cold Water Chiller System that is within the property HVAC, Plumbing, Underground Sewer Line Repairs as needed. Experience with general maintenance, repairs or familiarity on Hydronic Boiler Systems in addition to Domestic Commercial Hot Water Tank Boilers.
The Maintenance Manager will coordinate with the Community Manager, Assistant Manager to increase the net operating income of the property by safely maintaining exterior and interior of property to our standards at or below the approved budget levels. The Maintenance Manager will contribute to resident retention by making repairs promptly, safely, and efficiently.
As the Lead Maintenance, you will be responsible for overseeing maintenance activities, staff & ensuring smooth operations of all critical areas. Must be able to lead & build a team of maintenance technicians to achieve operational excellence. Must be able to work under the building which is built using Pier & Beam for easy access to repair under building leaking pipes & sewer lines. The ideal candidate will be able to work autonomously.
Responsibilities
- Supervise and coordinate daily maintenance activities within the facility.
- Perform full end to end leak audits both underground and within the units to identify and repair active water leaks.
- Perform routine inspections and preventive maintenance
- Troubleshoot and repair blower motors, coils and plumbing systems to ensure proper functionality.
- Utilize Apartment Management Software Systems for tracking work orders
- Ensure units pass inspection that are currently conducted with Section 8 Housing Programs
- Maintain Supply Inventory to adequately ensure critical items are in stock for a smooth operation.
- Maintain accurate records of maintenance activities and ensure compliance with safety regulations.
- Prepare apartment for rent, performing or administrating turn services such as painting, flooring, cleans, plumbing, electrical, changing locks and making keys, etc. And ensures that all make-ready repairs and services are completed correctly and on schedule.
- Train and mentor junior maintenance staff in best practices and safety protocols.
Requirements
- Proven experience as a maintenance lead or similar role in an Apartment
- Complex with similar vintage and configuration of HVAC/Plumbing Systems.
- Must be available on call to ensure ample maintenance coverage is available during weekends or as needed.
- Specifically Apartment Industry: 7-8 plus years (Required)
- Hands on HVAC repair experience
- Exhibits take-ownership attitude and pride in their work
- Excellent problem-solving skills and attention to detail, ability to recognize issues and problem-solve with minimal support
- Ability to multi-task in fast-paced environment
- Strong communication skills and ability to work collaboratively within a team.
- Have reliable transportation
- Implement preventative maintenance plans, being on call for after-hours emergencies, and ensure compliance with OSHA regulations and safety laws. This includes conducting regular property inspections and maintaining a safe, drug, and alcohol-free workplace.

Pay: $25.00 - $35.00 per hour
Expected hours: 40 per week
