Job Description
CMI Management LLC is seeking an experienced Chief Engineer to execute facility management best practices with regard to maintaining all building systems, lead sustainability efforts and provide trade supervision of a 500K sq. ft. client building in Texas to ensure business continuity at all times.
Responsibilities include but are not limited to:
- Make performance improvement and cost saving recommendations.
- Perform diagnostics and repairs on all building equipment.
- Perform plumbing repairs, toilets, sinks, domestic water system, etc.
- Prepare and review work scopes and preventative maintenance work schedules.
- Establish and maintain effective working relationships with all stakeholders and senior leadership members.
- Conduct field walk-throughs and inspections of all mechanical, plumbing, cooling and electrical systems, to ensure reliable and cost-effective operation.
- Use commercial applications of hand and power tools, testing equipment and grounds equipment.
- Conduct regular documented tours of facility.
- The Chief Engineer must inspect the work of subordinates to ensure maximum efficiency, economy, and quality of work, maintain records and prepare required reports, train or arrange for training of new employees in the proper maintenance of building systems.
- The Chief Engineer must also coordinate, schedule, complete maintenance and repair projects, including pricing, estimating costs and processing Building Service Requests, Tenant Work Orders or Infrastructure Repair Orders and review projects to ensure compliance with building standards and codes and to ensure that work meets stakeholder satisfaction.
- The Chief Engineer must be proficient in Elevator/Escalator, Electrical and General Maintenance Mechanics in a single building of comparable size and complexity.
- The Chief Engineer must be able to lead and direct Certification in three or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair preferred. Must have experience in remediation projects. Lean Six Sigma Certification preferred but not required. Must be willing to perform other ad hoc duties as assigned.
Qualifications
- High proficiency in all areas of commercial mechanical and electrical systems repair, maintenance and installation, including all building systems associated with commercial complex office application
- 5-7 years of facility maintenance, experience
- Proficiency in troubleshooting, design and optimization of building automation systems
- Proficiency in all safety protocols, life safety systems as well as governing regulatory agencies such as OSHA, NFPA, etc.
- Excellent communication skills – demonstrates the ability to articulate technical information to a general audience
- Ability to read and understand construction drawings, plans and specifications
- Ability to organize, implement and direct facility maintenance operations and activities
- Proficient with Microsoft Office, project tracking software and CMMS systems
- Valid driver’s license and be insurable under our automobile and General Liability policies
- Ability to be on call duty 24/7 and respond timely by phone and on site as required
- Must have prior experience with buildings that have 24/7 access
- Must have experience on chillers over 100 tons, solar systems (Hot Water & Electric), condensing boilers, Supervisory DDC layer
- Candidates must be able to successfully pass background check and drug screening.
