JOB DESCRIPTION
In need of commercial Maintenance Technicians (Engineer) in the Galleria area.
ESSENTIAL DUTIES and RESPONSIBILITIES
Develop and maintain a positive relationship with the clients and attend meetings with the client as requested
Ensure that work orders are being done on time and properly closed out
Responsible for facility inspections and reports on a basis to be determined
Continually monitor building and property for any potential safety or trip hazards
Assist third party mechanical vendors as needed
Maintain and repair FF&E on property. Inform Property Management if equipment presents a safety hazard or is in need of replacement
Have advanced knowledge of commercial HVAC and plumbing
Monitors building systems including commercial HVAC and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client
Determines that work is complete, equipment is fully functional and client space is in prime working condition.
Responds quickly to emergency situations, summoning additional assistance as needed.
Ensure mechanical rooms are always cleaned and organized. Provide proper PPE equipment
Other duties as assigned.
Must be open to occasionally work evening hours as port of this position.
EDUCATION AND EXPERIENCE
Associate's degree (AA) or equivalent from two-year college or technical school and a minimum of 3-5 years related experience and/or trade school training. Or equivalent combination of education and experience. Bachelor's degree (BA/BS) from four-year college or university preferred.
Prefer candidates that have 3-5 years commercial facility experience. Bilingual skills a plus.
Must have previous experience operating and managing a work order system including setting up all preventative maintenance schedules.
CERTIFICATES and/or LICENSES
Universal CFC certification required. Additional certification in the following mandatory: Commercial HVAC and plumbing. Certifications/licenses as may be required by local or state jurisdictions.
REASONING ABILITY
Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
OTHER SKILLS and ABILITIES
Physical requirements to include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. Must have the ability to operate an EMS and CMMS system. Intermediate skills with Microsoft Office Suite. Ability to handle multiple projects and make decisions.

Pay: $24.00 - $26.00 per hour
