Maintenance Technician Job Summary
*Strong HVAC Experience Needed*
Along with the Maintenance Supervisor, the Maintenance Technician is responsible for overseeing the physical assets, general maintenance repairs, apartment makeovers, preventative maintenance, plumbing issues and construction and rehab projects. The Maintenance team ensures all building systems, equipment, and facilities in their charge operate at peak efficiency. To be successful as an apartment maintenance technician, you should demonstrate an organized, thorough approach to your duties. Ultimately, an outstanding apartment maintenance technician will remain abreast of technological advances that could facilitate their functions in this role.
What you will do
- Greet and interact with residents in a professional, courteous, and helpful manner, and while on duty, answer all resident requests in a professional, positive manner.
- Thoroughly inspect vacated apartments and complete the necessary renovations to prepare the apartment for the next tenant.
- Maintain the cleanliness of the grounds, amenity areas, leasing office, clubhouse, restrooms, hallways, stairwells, and other common areas.
- Work with the maintenance supervisor to ensure a clean workstation, follow budget guidelines, support preventative maintenance, and complete all assigned tasks up to company standards.
- Occasionally, distribute resident communications when asked.
- Be available for emergency calls and respond to those according to the company's policy on after-hour emergency calls.
- Completes all required logs, paperwork, or checklists related to inventory tracking or hazardous chemicals.
- Inventory Control: communicate with the maintenance supervisor when supplies are needed.
- Perform various maintenance functions, including but not limited to painting, caulking, HVAC repairs, lock repairs, window and door repairs, electrical repairs, drywall repairs, appliance repairs, plumbing repairs, preventative maintenance, and changing light bulbs, filters, batteries, etc.
- Be the PRIMARY contact for all plumbing issues on site.
- Performing any other tasks related to maintenance work for multifamily properties
Maintenance Technician Required Skills and Qualifications:
- High School diploma or equivalent
- Experience: Minimum of one year of multifamily facilities or apartment maintenance (property management or related field).
- HVAC certification is strongly preferred.
- Expert plumbing experience, basic electrical, HVAC (heating and air), drywall repair, painting, appliance repair, carpentry, and general maintenance skills
- Exceptional time management skills
- Must be able to perform the following duties 66-100% of the time: be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 50lbs., be able to read and understand maintenance forms and warning labels.
- Must be able to work in all weather conditions.
- Ability to safely use hand tools, power tools, mechanical equipment, and more.
- Excellent interpersonal and organizational skills.
- Must have a valid Driver’s License and automobile insurance coverage as use of personal vehicle may be needed.
- Must be willing and able to respond to resident emergencies 24/7 per property’s rotating on-call schedule.

Pay: $20.00 - $30.00 per hour
