The primary function of this position is to provide direction, support and hands-on experience in all facets of maintenance to multiple property locations. In addition, the position is an integral part of assigned capital projects including planning, scheduling, monitoring, accountability and timely completion of projects in accordance with company goals.
Job Qualifications:
· Strong technical knowledge of apartment building systems including electrical, plumbing, HVAC and industrial sized boilers.
· Comprehensive know-how with siding replacement, roofing, carpentry and irrigation.
· Spec. and bid capital projects, inspection of projects in progress and final inspection.
· Effectively manage contractors to meet quality standards and deadlines.
· Make recommendations of needed capital projects.
· Excellent organization skills and able to manage multiple in process projects.
· Motivate, direct and train our 30 person maintenance staff to ensure optimal customer service.
· Assist maintenance technicians with troubleshooting of issues as they arise.
· Effectively communicates with all levels of the organizations.
Job Requirements:
· Minimum eight year’s hands-on industry experience in all aspects of maintenance and capital projects.
· Five year’s supervisory experience.
· EPA/HVAC Certified.
· Must be able to assist with emergency related issues after hours.
· Bilingual a plus.
