HVAC Technician with General Maintenance Skills $30/hour
Introduction: Chicago Apartment Place, Inc. is a property management company located in the Lakeview area on the north side of Chicago. We are looking for an experienced HVAC Technician with General Maintenance skills to join the maintenance team within our company on a full-time regular basis. The position will pay $30/hour, based on experience and qualifications.
Summary: The HVAC Technician with General Maintenance skills is an intermediate level crew position. Electrical/HVAC, general maintenance, and general handyman skills, including plumbing and basic carpentry are required. Snow removal is required. General grounds keeping and outdoor work may also be required. Applicant must be a team player who can also work well alone and has good time management skills.
Duration: Full-time
- This position is a full-time, 40 hour/week crew position, and includes mandatory participation in an after-hours on-call rotation schedule for one week at a time.

Job Description: Install, maintain, and repair all types of HVAC systems as well as electric and gas appliances to ensure safe, efficient operation and code compliance. Perform other general maintenance duties as needed and participate in a weekly on-call rotation.
Essential Duties/Responsibilities:
● Install new HVAC systems as well as electric and gas appliances;
● Inspect, diagnose, and repair existing HVAC equipment and residential appliances to ensure safety and reliability;
● Perform preventive maintenance to extend the life of the equipment and prevent costly breakdowns;
● Perform emergency repairs promptly and efficiently;
● Keep daily logs and records of all maintenance functions, including repair records, parts inventory, and payroll timekeeping;
● Travel to multiples apartments in different locations on a daily basis as scheduled;
● Transport and/or carry appliances and equipment as needed;
● Provide assistance, technical direction, and on-the-job training to peers as needed; and
● Perform other general maintenance duties including, but not limited to, electrical and plumbing repairs, installation of kitchen and bathroom fixtures, grounds keeping, and snow removal.
Essential Job Requirements and Qualifications:
● EPA license or certification;
● Must have a reliable vehicle for use during all work hours, valid driver’s license, auto insurance with a safe driving record, and a cell phone;
● Understanding of advanced principles of air conditioning, refrigeration, and heating;
● Working knowledge of electric and gas appliances;
● Proficient in reading schematics and work plans;
● Knowledge of HVAC safety standards and protocols;
● Strong problem-solving and troubleshooting skills;
● Willingness to continue learning about new HVAC technologies and industry trends;
● Ability to adapt quickly and respond well to changing priorities;
● Communicate effectively with tenants, co-workers, and supervisors;
● Ability to work independently and demonstrate initiative to accomplish assigned duties; and
● Ability to work after hours, over weekends, and on public holidays as part of the weekly on-call rotation or as needed.
Tools Required: HVAC tools and basic general maintenance tools.
