SUMMARY: Supervise, coordinate and participate in activities of workers engaged in maintaining and repairing physical exterior and interior structures of buildings, mechanical, electrical and plumbing components and maintaining grounds by performing the following duties:
ESSENTIAL SUPERVISOR DUTIES AND RESPONSIBILITIES includes the following. Other duties may be assigned.
Supervision and Leadership:
- Lead and supervise a team of maintenance personnel, providing guidance, training and support.
- Motivate and empower the maintenance team to achieve work goals and meet deadlines effectively.
- Ensure all work performed is done according to performance standards and contract requirements and inspects completed work for conformance to said specifications and standards.
Operations Management:
- Collaborate with the Property Manager to establish and adjust work schedules to meet move-in and production timelines, ensuring workers meet those schedules.
- Play an active role in managing the property within budgetary constraints, optimizing cost-effectiveness.
- Oversee and actively participate in all paperwork and reporting procedures related to maintenance.
- Manage and participate in all paperwork and reporting procedures related to maintenance.
- Manage and participate in all bidding, purchasing, and contract procedures associated with maintenance.
- Diligently follow established procedures for addressing and resolving issues outlined in Operations and Maintenance (O&M) reports to ensure the efficient operation and maintenance of the property.
Painting and Repair:
- Oversee and participate in painting interior walls of apartments and perform drywall and acoustical repairs as needed.
- Oversee and execute painting, staining, and varnishing of doors, woodwork, and other surfaces.
Installation and Maintenance:
- Oversee and participate in the installation of appliances, including dishwashers, disposals, water heaters, and more.
- Oversee and participate in the installation of ceiling fans and lighting fixtures.
- Oversee and participate in the installation of window treatments such as mini-blinds.
- Oversee and perform repairs and maintenance tasks related to HVAC, plumbing, electrical, appliances, and building components.
Lock and Key Management:
- Install, re-key, and make duplicate keys.
General Maintenance:
- Assist in various repairs to building exteriors, interiors, and furnishings.
- Participate in routine inspections and promptly report safety hazards or maintenance needs.
Make-Ready Assignments:
- Oversee and participate in the preparation of vacant apartment units for new residents, ensuring they are move-in ready according to established schedules.
Emergency On-Call Service:
- Oversee and participate in after-hours emergency on-call service for residents, offering immediate assistance in urgent situations.
- Respond swiftly and effectively to emergencies, ensuring the safety and well-being of residents.
Inventory Management:
- Maintain an organized inventory of supplies, tools, and equipment.
- Regularly assess inventory levels and coordinate reordering to ensure adequate stock.
- Conduct periodic inventory audits to track and account for all items accurately.
- Oversee the secure storage of inventory items, minimizing the risk of loss or damage.
Grounds Maintenance:
- Oversee and assist in keeping the grounds free from trash and debris, ensuring a clean and appealing environment for residents.
Pool Maintenance:
- Perform routine testing and analysis of pool and hot tub water to ensure proper chemical balance and water quality.
- Adjust chemical levels as needed to maintain safe and comfortable swimming conditions.
- Clean and vacuum swimming pools and hot tubs to remove debris and maintain cleanliness.
- Maintain accurate records of chemical usage, water quality measurements, and equipment maintenance.
- Address any pool-related emergencies promptly and effectively, including water leaks and equipment malfunctions.
Preventative Maintenance:
- Perform preventative maintenance tasks to extend the life of property equipment and systems.
- Proactively address potential issues to minimize resident disruptions and ensure long-term property integrity.
Compliance and Safety:
- Report any violations of company policies and procedures.
- Report any violations of local, state, or federal laws and regulations by any employees.
- Actively participate in safety procedures and emergency response protocols.
- Strictly adhere to safety protocols and regulations to maintain a secure environment for residents, staff, and visitors.
Job Type: Full-time
Pay: $28.00 - $30.00 per hour
Expected hours: 40 – 45 per week
