Job Description Summary
C&W Services is looking for a highly motivated, results driven and proven leader to assist in developing and leading a facilities maintenance team in a portfolio of Boston, MA properties. This person will deliver value to the customer by monitoring initiatives related to ensuring the efficient operation and maintenance of the mechanical, electrical, plumbing, elevator, and energy management controls systems in assigned portfolio. This leader will provide mentoring and coaching to multiple tradespeople and Chief Engineers to develop a highly effective and skilled work force for the client.
Job Description
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Meet with all engineers in the portfolio on a regular basis to ensure they are given proper direction and a vision to succeed.
- Collaborate with customer representatives to ensure successful and timely completion of all projects, PMs, and tenant requests.
- Draw from experience to build, develop and lead a highly successful and skilled engineering team.
- Provide technical assistance and direction to the engineering staff. Assist in the technical training and skills development of less qualified staff.
- Review of all systems used in the O&M of the facility including but not limited to Angus CMMS, LogCheck, BMS, etc., and assist with compliance in yearly operational audits.
- Assist customer and engineering staff leads in developing a yearly budget and tracking of budget items to ensure completion in the proper quarter; assist with quarterly close-out.
- Manage all aspects of the facility maintenance operations and initiatives for the portfolio of buildings.
- Utilizing experience, project specifications and strong technical skills, provide constructive feedback to engineers, architects, and contractors. This feedback will include deficiencies in scope, liabilities or hazards, concerns with access, maintenance, repair and/or efficiency of such systems, primarily MEP for both tenant improvement projects as well as new building construction. Attend construction meetings for all onsite projects and provide feedback.
- Responsible for overseeing the operation and maintenance of all building systems including but not limited to HVAC, electrical, lighting, plumbing, elevators and building, energy, and management systems, ensuring all systems are maintained in a first-class condition.
- Conduct periodic inspections and audits to confirm compliance with operations and maintenance programs including service call programs, preventative maintenance, loss control prevention activities, safety programs, hazardous materials, OSHA compliance, water treatment and associated record keeping.
- Ensure compliance of all code required testing and maintenance of building systems, including NFPA 92, ASHRAE 188, ACM, O&M requirements and Boston Properties Arc Flash policy.
- Regularly inspect all MEP machinery/equipment and rooms as well as other work areas to ensure good housekeeping and safe working conditions.
- Provide MEP and building/energy management related input for annual operating budgets and 5-year capital plans for each asset.
- Provide suggestions and/or plans to improve the operating or energy efficiency of building systems, utilizing energy tracking software.
- Review emergency operational procedures including OSHA with staff such as equipment changeover, isolation of electrical and water systems, power outages, and other department-wide emergency procedures.
- Review Control Center logs daily/weekly and coordinate any necessary action plans as required.
Requirements and Qualifications
- A minimum of 10 years of operational experience required with 5 or more years of facilities experience in a commercial Real Estate setting.
- A minimum of 2 years’ experience in a life science setting.
- Accredited technical school, military, or college certification in HVAC and/or operating engineering technologies and/or equivalent job-related training and experience required.
- Commonwealth of Massachusetts Trade license preferred.
- Working knowledge of Building Automation Systems, Microsoft Office suite and other applicable software systems.
- Strong leadership, management, and delegation skills.
- Strong technical and problem-solving abilities.
- Ability to multi-task, skillfully resolve conflicts and adjust priorities as requirements/needs evolve with effective results.
- Ability to work independently.
- Ability to organize and coordinate work efficiently, set priorities and motivate others.
- The ability, determination, and ownership to execute work through to completion.
- Familiarity with OSHA requirements, state and local building codes, life safety codes.
Work Environment
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. May be required to travel outside between properties in varying weather conditions.
