U.S. Facilities, Inc., a consolidated building maintenance services company, is seeking an experienced, highly motivated HVAC Technician to work in Philadelphia, Pennsylvania. The HVAC Technician is responsible for the property's daily operations, routine maintenance, and preventative maintenance.
Essential Functions:
- Responsible for assisting the Operations and Engineering team in efficiently operating, maintaining, and repairing all building systems.
- Building systems include HVAC, water treatment, electrical, lighting, plumbing, energy management, fire protection, structural, hardware, and keying.
- Develop skills in installing, fabrication, constructing, troubleshooting, and repairing complex Technical and electrical equipment, responding to on-site problems, and analyzing floor plans.
- Receives work assignments, plans work to be performed, and obtains necessary tools, equipment, and materials; promptly Completes assignments, work orders, and preventative maintenance (paper and/or online).
- Demonstrates knowledge of equipment being serviced and employs service procedures and techniques indicative of first-class work. Follow inspection and service procedures outlined in the preventive maintenance and loss control programs.
- Possess knowledge of safe and efficient operation of all equipment, power, and hand tools.
- Responsible for the care of assigned equipment, tools, and uniforms.
- Responsible for keeping the shop, penthouse equipment rooms, related technical areas, and common areas clean, organized, and safe.
- Follows operational and safety procedures and demonstrates the ability to follow established Technical/electrical system(s) operating sequences.
- Inspects all areas of the building(s) and reports deficiencies as well as suggestions for improvement.
- Project a positive appearance and attitude at all times.
- HVAC Technicians are involved in technical aspects of construction projects, so attention to detail is essential.
- Demonstrate exemplary tenant relations, team spirit, and respect for others.
- Assist in monitoring contractors, inspecting work, and generating deficiency lists.
- Respond to after-hours emergencies such as fire, flooding, severe weather (e.g., snow and ice removal), power outages, and other situations, including clean-up activities, if other contracted personnel are unavailable.
- Must regularly lift and/or move up to 25 pounds, frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds.
May be required to perform additional or different duties from those set forth above to address business needs and changing business practices.
Requirements
- High School Diploma/GED
- Must be a good communicator (written and oral) with the ability to interact with other professionals, clients, administrative staff, and support staff.
- Electrical experience in Corporate Center environments.
- State Journeyman (Licensed Boiler Operating Engineer) license or equivalent awarded by regulatory agency preferred.
- EPA Certification for HVAC.
- 5+ years related work experience in Corporate Center environment, including supervisory experience.
- Valid Driver’s License in good standing required.
- This is a school environment so applicant must be able to pass a criminal background, obtain a child line clearance, FBI fingerprinting, and a pre-employment drug screen.
- Must have a willingness to learn new skills and assist co-workers.
