The Facilities Manager is responsible for the safety, comfort, and compliance of the TMH building (235 Second Street NE, Washington, DC 20002) at all times. It is an essential function as TMH operates 365 days a year, 24 hours a day. The Facilities Manager will assist the Executive Director in fulfilling the objectives of The Young Woman’s Christian Home, DBA Thompson Markward Hall (TMH), by sustaining an environment that values and delivers teamwork, quality customer experience, and open communication that contributes to fulfilling the goals and mission of TMH.
ESSENTIAL DUTIES AND RESPONSIBILITIES
SAFETY & COMPLIANCE
· Ensure the building and its components and functions can always pass safety, code, and licensing requirements.
· Oversee regular building inspections, licenses and maintain records of all inspections and certifications.
· Conduct a monthly inspection of the building and property and analyze short and long term needs to ensure the safety and comfort for residents and staff and maintain compliance to appropriate DC and federal safety codes.
ROUTINE MAINTENANCE
· Responsible for emergency maintenance and ensuring communication with third party vendor in collaboration with Executive Director.
· Oversee contracted maintenance staff to ensure routine and preventive maintenance is completed.
· Develop and execute with the Executive Director an annual routine and preventive maintenance calendar, to include all inspections and other compliance activities necessary for the safe operations of the building. Coordinate with Chef for kitchen inspections and maintenance requirements.
· Ensure that maintenance requests are recorded and updated in BuildingLink and that they are addressed in a timely fashion with the Assistant Director. Communicate with residents and staff on the progress of maintenance requests, including with outside vendors are needed, and coordinate repair needs with outside vendors.
· Review maintenance concerns monthly to assess trends, problem areas to be addressed, and efficiencies to be implemented with the Executive and Assistant Directors.
· Ensure a high standard of safety and sanitation by managing janitorial and maintenance supplies while ensuring needs are met within budget.
· Support the Executive Director in execution of significant renovation or repair projects and coordinate regular maintenance during times of construction or major repairs.
VENDORS
· Within the budgetary guidelines of TMH, recommend outside vendors and coordinate the bidding process for large projects with vendors with the Executive Director.
· Ensure that contracts with vendors for building maintenance and potential emergencies, such as plowing services, etc., are complied with by both TMH and vendors
· Oversee outside vendors and contractors performing onsite services.
STAFF
· Supervise housekeeping staff to ensure the cleanliness of the facility and safety and OSHA compliance of the staff.
· Provide housekeeping staff with training, supplies and tools needed to perform their jobs successfully
· Conduct annual review for Housekeeping staff with the Executive Director
· Work on meeting organizational and departmental goals and objectives and update them to reflect changing business needs with the Management Team.
· Perform other duties as assigned.

· Climbing and the use of ladders and power tools is also required.
· Additional functions performed are sitting, working a computer keyboard that involves writing and hand movements. The Facilities Manager is required to perform these movements in a safe manner without a significant risk of injury to themselves or others.
EXPERIENCE
· A minimum of two years’ experience in residential maintenance and safety is required.
· HVAC Certification is preferred.
The position is full-time and non-exempt, and the hours are Monday through Friday 40 hours per week, weekends and holidays as needed; responds to emergencies as needed.
