What you will do
The Construction Claims Project Manager/Consultant is part of our Building Solutions, North America business at Johnson Controls. We are searching for a seasoned Construction Claims Consultant to work with our field construction project teams throughout the North America, evaluating high risk projects as well as construction claims. Evaluate disputes on construction jobs and create strategic action plans to implement corrective actions to liquidate those disputes for both higher and lower contracting tiers. We are searching for a hands on leader to direct our teams on the legal aspects of these claims and processes to follow. This is a U.S. based remote position with travel 40-50%.
How you will do it
Understand the pieces of how Construction Documents are assembled and the various roles of Construction Contract Administrator as well as the other parties to a Construction Project.
Understanding the lexis of Project Management worldwide and the meatiest of concerns, Scheduling and Cost Control. The perfect person will not only have the ability to evaluate a Construction Progress Schedule, but also have experience in the construction of a network in some assignments or forensically reconstruct a Progress Schedule.
Standard of Ethics. In this position, it is expected that some challenges during the execution of this support will audit our ethical resolve. This will be a careful balance of sharing the policies concerning many issues and sterling giving advice as to when the appropriate business leaders are expected to be involved. We have no second chance for poor or bad advice.
Have strong knowledge of the Building Automation industry, Fire and Security business. Understand the geography of our systems. Identifying the landscape of our systems is critical. This candidate should be comfortable taking off our submittal drawings and/or the record drawings to determine in/out of scope requests for changes with the STL’s assistance.
Change order expert or perhaps estimating experience. Claims are by definition, rejected change order requests. This candidate should be at home evaluating changes at a detailed level and understand the basics of how an impact claim is constructed and articulated.
Technical writing mastery. This candidate will be writing letters for project related issues that must stand the test of time and litigation. This role could write 6 to 10 complex formal correspondences each day.
Provides project support services (Construction Claims) in new project planning, scheduling, cost control and risk management. Assists project or site managers with project initiation activities. Act as internal project consultant. Exercise sound appropriate judgment in the deployment and implementation of process strategies to deliver the required contractual and operational objectives. Generally is assigned to projects over $1 million of cost in scope. Act as the ultimate arbiter of claims and arrest litigation.
Works with the team to avoid disputes.
Develops project summary and audits.
Act as expert in determining scope disputes.
Resource loads schedule, outlines performance-reporting baselines.
Reviews and interprets contract Terms and Conditions.
Develops risk management plan and quantitative analysis.
Provides cost and estimate analysis.
Acts as facilitator for project risk identification.
Evaluates and reviews subcontract preparation, strategies and format.
Provides performance evaluations of strategic projects.
Assists project team with review of planning, scheduling or cost requirements as required during project implementation.
Provides on-site training to facilitate project control and plan maintenance by project team.\
Provides project management process oversight where requested.
Provides internal mentoring and training in project management.
What we look for
A Bachelor of Science in Construction, Civil/Mechanical/Electrical Engineering or Architecture is required or related degree.
Construction Claims experience of 7+ years required.
Certification as a PMI Project Management Professional (PMP). Construction Documentation Technologist (CDT) or CCCA certifications a plus.
Demonstrate High-level project management process competencies. Professional recognition within the industry is desired. Seven years of direct project management experience in Building Construction. Demonstrate excellence in managing projects.
Exhibit high competence in written and verbal communications. Ability to work in diverse teams. Proficient in software scheduling tools and applications. Strong Personal Computer working capabilities in MS Office (excel, word, PowerPoint), Adobe Writer, Visio, MS Project and basic Windows environment. Strong presentation skills and proficiency in speaking to large audiences.
