Mobile Loaves & Fishes (MLF) is a social outreach ministry that has been empowering communities into a lifestyle of service with the homeless since 1998. Founded in Austin, Texas, the organization serves its homeless neighbors through three core programs: Truck Ministry, Community First! Village, and Community Works. Often referred to as the most talked about neighborhood in Austin, Community First! Village is a 51-acre master planned development that provides affordable, permanent housing and a supportive community for men and women coming out of chronic homelessness. We are now embarking on a new phase of community expansion, adding more than 1400 new neighbors over the next 5-10 years.
About the Role
The Manager of Maintenance is a key leader within the Grounds & Facilities department at Community First! Village (CFV), a unique multi-unit residential property dedicated to offering homes and dignified work opportunities to CFV neighbors who have experienced chronic homelessness. This vibrant community features a diverse array of tiny homes, Park Model RVs, offices, commercial buildings, and other unique residences, accommodating over 500 community neighbors and staff members. This position is not just about maintenance; this role empowers the formerly homeless by ensuring their homes are well-maintained, secure, and beautiful, fostering a sense of pride and stability.
This role is evenly split between management and leadership (50%) and hands-on fixing and repairing (50%) of the physical structures on the property. This role will also manage technicians responsible for maintaining CFV's auto fleet, including golf carts, ATVs, trucks, etc. Additionally, the Manager of Maintenance will implement timely processes and procedures for preventative maintenance and repairs. This proactive approach ensures a safe and dignified living environment for CFV neighbors.
This is a full-time, exempt position reporting to the Director of Grounds & Facilities. Hours are 8am-5pm or 7am-4pm Monday-Friday. On call availability over weekends and holidays required. The Manager of Maintenance will office at Community First! Village is located at 9301 Hog Eye Road, Austin, TX 78724.
Duties & Responsibilities
- Lead and supervise the day-to-day maintenance functions of assigned personnel.
- Oversees and assigns work to repair and maintain mechanical equipment, including heating and air conditioning.
- Oversees and assigns routine to difficult electrical duties, including inspecting and testing lighting, wiring, and power circuits, replacing faulty switches, replaces light bulbs and faulty lamps.
- Oversees and assigns routine to difficult plumbing duties, including unclogging sinks and toilets, repair of faucets, repairs or replacement pipes, repair of fountains, etc.
- Develop relationships with outside contractors and vendors and regularly utilize them to provide services, ensuring clear communication and oversight of their work to assure quality. Assure prices are fair and at market.
- Develops/oversees schedules for preventative maintenance and ensures that homes and autos are inspected regularly to identify current and potential maintenance needs.
- Manages staffing, training, development, and performance of the maintenance department. Responsible for hiring, performance management, and enhancing the maintenance staff's capabilities and customer service skills. Oversees training, coaching, and communication to ensure a high-performing team.
- Helps in teaching and mentoring maintenance tech staff new skills in electrical, plumbing, and HVAC
- Assures strong customer service to our formerly homeless neighbors through a positive attitude, timely maintenance of homes and consistent communication with CFV neighbors.

Knowledge, Skills, Abilities & Principles

- Commitment to serving those who have experienced homelessness and personal alignment with MLF's vision, mission, core values, and goals.
- 10-15 years of experience in maintenance of residential buildings
- 7-10 years of managerial leadership experience
- Advanced knowledge of HVAC, electrical, and plumbing
- Experience in outsourcing work to outside companies
- A list or network of outside contractors or vendors a plus
- Licensed or certified in one or more areas a plus: HVAC, electrical, plumbing, or general contractor
- Proficient in Microsoft 365 including Outlook, Word, Excel, and Teams, for efficient communication, documentation, and collaboration
- Experience with property management software a plus, such as AppFolio
- Strong project management skills of multiple and diverse work orders
- Strong organizational skills
- Ability to delegate work to staff and outside vendors and hold them accountable for the work they perform and the amount they accomplish
- Ability to work with difficult customers
- A strong attention to detail to assess the demands and communicate them accurately to maintenance staff
- Must be relational and have an enthusiastic positive attitude
- Agile and thoughtful while adapting to shifting priorities potentially at a rapid pace; comfortable dealing with the ambiguity inherent in the work.
- A strong problem solver with the ability to solve practical problems, deal with various variables in situations, and review and identify projects needed to be serviced by outside contractors.
- Must have a valid driver's license
Work Environment & Physical Demands
- Work is performed 50% indoors in a climate-controlled environment and 50% outdoors in varying weather conditions.
- Ability to safely climb and work from a ladder for extended periods
- Position requires prolonged kneeling, standing, walking, twisting, climbing, and the ability to lift and carry up to 80 lbs.
- Ability to operate a variety of hand and power tools
