Maintenance Supervisor
Job Summary
Brick Lane has an exciting job opportunity for an experienced Maintenance Supervisor for our Fredrick Douglas Apartment community in Baltimore. This is a 1099 position with a guarantee of 40 hours per week. Hours on site are 8 AM - 5 PM with a 1 hour lunch break.
T*here is an strong initial focus on HVAC repair and EPA/HVAC certification is a requirement*
Role: The Maintenance Supervisor is highly skilled in Facilities Management and holds a strong leadership role and strong HVAC knowledgebase. It is the responsibility of the Maintenance Supervisor to be a reliable and communicative professional who is responsible for the technical operations of the property to include but not limited to: Property and unit readiness, ensuring full completion of work orders, preventative maintenance, delegation of service tasks, HVAC repairs, building cleanliness, trash out, etc. The Maintenance Supervisor will be a self starter and work indepenently to carry out various property readiness tasks. Essential Duties & Responsibilities
- Adhere to and deliver results in accordance to company standards on site.
- Ensure that unit turns and maintenance work orders are being processed and filled according to company expectations
- Assist Property Management with capital improvement project specifications, property goals, and resident service requests and deadlines.
- Coordinates work flow regarding general tasks and projects to meet the production needs of property
- Maintain and manage shop inventory
- Complete work repairs, HVAC repairs and unit turns as needed.
- Complete work orders of various types including, but not limited to electrical, plumbing, HVAC, drywall, painting, appliances, and make-readies.
- Respond to after-hours on-call emergencies as needed.
A. Education
- Experience: 5+ years of relevant Maintenance experience in a multifamily community
B. Certificates
- EPA Universal Certification Required
C. Other Knowledge, skills, or abilities
- An effective communicator
- Must have proficient computer skills
- Experience in Appfolio is preferred
- Must know how to place supply orders and maintain inventory levels
- Self-motivated and able to work independently.
- To identify, diagnose, knowledge, and fix maintenance issues.
