Position Overview:

Under general supervision provide leadership to HVAC shop staff, advise other departments concerning campus HVAC requirements, and provide expert knowledge regarding the installation, service and maintenance of all campus HVAC systems by:

Directing the daily operations of a team of HVAC mechanics
Taking total responsibility for the complete maintenance, operation, service and repair of a wide variety of complex commercial and industrial heating, ventilation, air conditioning, and refrigeration systems ranging in size from fractional HP to 4000 tons.
Provide expert knowledge concerning specialty HVAC work such as low-temperature, pneumatic systems, air distribution systems, hydronic systems and pumps.
Serves as an expert mechanic for equipment and systems in the zone or area responsibility.
Possess in depth knowledge of codes, technical standards and proper trade practices and be able to apply them to scopes of work for in house projects, contracted projects, and in support of other departments.
This position supports Facilities Management by ensuring all assigned equipment and systems are designed, installed, maintained and operating properly so that they prepared to meet the needs of students, faculty and staff.

Responsibilities:

Serves as a working supervisor for an HVAC zone or specialty unit, responsible for directing day-to-day operations of HVAC Chiefs and HVAC Mechanics providing service to HVAC systems. Work includes the organization, assignment and coordination of the technical maintenance work and installation services rendered by the team. Ensure HVAC team works in harmony within shop and with other shops. Provide leadership through unbiased dispute resolution.
Performs all the duties of HVAC Chiefs and/or HVAC Mechanics. Operates standard equipment including power and hand tools.
Has primary responsibility for the complete maintenance, operation, service and repair of a wide variety of complex building HVAC systems. HVAC Systems include: large, regional heating and cooling facilities of up to 4,000 tons, or is responsible for related specialty equipment and systems such as low-temperature, pneumatic systems, and pumps.
Supervises and trains skilled and unskilled workers assigned to shop; assigns specific tasks to workers; evaluates results; participates in performance evaluations and recommends areas for individual training and development.
Inspects completed assignments for adherence to trade standards. Ensure shop, work areas and mechanical rooms are properly organized and clean. Ensures contractors properly perform work; notify appropriate parties for warranty-related equipment problems.
Prepare estimates of time, labor and materials to be used on assigned tasks. Compare cost of completed jobs with original cost estimates. Prepare a variety of special and recurring reports reflecting daily operations and project status.
Prepares specifications for the requisition of equipment, tools, parts, and supplies. Inspects these items on receipt for adherence to specifications. Implements programs and facilities renewal projects to increase the life of assigned HVAC equipment and systems.
Performs routine maintenance and planned service on chillers (centrifugal, rotary screw, reciprocating absorption, etc) and chiller plant sub-systems (thermal energy storage, condenser/cooling tower systems, etc). Performs routine maintenance and planned service on heating plant systems, both steam and hydronic.
Possess air and water balancing capability. Remediate air quality issues in the zone.
Works closely with architecture, engineering, design, construction and/or operations, maintenance staff and building managers for coordination of work.
Ensures operational readiness and safety of work areas, tools, and equipment; conducts routine inspections; performs routine repairs and maintenance on equipment and tools.
Assists higher level supervisors in administrative tasks such as scheduling, occupational safety, security, and other workplace standards.

Required Minimum Qualifications:

Ten years progressively responsible experience in any combination of air conditioning, refrigeration, temperature control, steamfitting, stationary engineering, plumbing or heating trades. Three years of this experience must have included the supervision of journey level mechanics in these trades.
High School diploma or GED
Valid driver's license class "c"

Salary:

Pay Range 16 (minimum: $64,907 maximum: $106,997) based on the University System of Maryland (USM) Pay Program. It is anticipated this role will be hired above the midpoint.

Facilities Management provides free uniforms and shoes for skilled trades positions. Tools are provided for use on the job as well as a UMBC owned vehicle to travel to worksites on campus. UMBC also assists with keeping trades licenses current and obtaining needed training. Opportunities for overtime pay may be available.

The salary of the finalist(s) selected for this role will be set based on a variety of factors, including but not limited to, Memorandum of Understanding, USM Board of Regent policies, internal equity, budget and qualifications and experience.

The above salary range represents the University’s good faith and reasonable estimate of the range of possible compensation at the time of posting.
