Responsible for supervising all on-site maintenance operations and achieving property maintenance objectives as defined by the property owner and the management company management team. The Lead Maintenance is primarily responsible for ensuring that the apartment units, common areas and grounds are properly maintained, managing make ready operations and scheduling and supervising repair/renovation work of outside contractors. The Lead Maintenance also works with the property manager and the remaining on-site staff to insure that all activities are conducted in compliance with all local, state and federal employment, housing, safety, landlord/tenant, OSHA and real estate laws.
Position requires excellent organization and customer service skills. Ability to successfully handle multiple priorities and prioritize and schedule according to forecasting workloads. Must be able to successfully and effectively communicate with a variety of personnel. Must have good diagnostic skills and be able to perform maintenance repair work on the following:
Appliances
HVAC Systems
Electrical Systems
Plumbing Systems (including water lines)
Carpentry
Painting/Sheetrock
Roofing
Pest Control (as required)
