We have a great opportunity on our Residential Property Management Team.
We are seeking a dynamic team player to join our team in a full-time role as Maintenance Tech. This person will be a key member of the Residential Facilities Property Maintenance team. The position will aid the Maintenance Department and Property Management team in daily operations by conducting rounds, cleaning and inspections of campus grounds and common areas of buildings. Provides support to other maintenance staff for projects and assists with other minor maintenance activities not specifically listed. This position plays a vital role in maintaining positive relations between building tenants, vendors, partners, and the Grubb Ventures team.
Responsibilities:
- Assist Maintenance Manager with maintaining the physical condition of the property according to company operating standards and ensuring that service requests and repairs are performed correctly and in a timely manner. Maintenance Assistants will spend 90-95% of their time performing hands-on repair/maintenance work. The remaining 5-10% will be spent supervising the work of other associates and outside contractors in the absence of the Maintenance Manager/Manager.
- Position requires the ability to transport or move up to 60 pounds for variable distances; the mobility and flexibility to use ladders and to access and work in confined spaces and at heights in excess of eight to nine feet. The position requires the ability to personally perform general maintenance repair tasks without endangering oneself, residents, or fellow associates.
- Assist the Maintenance Manager/Manager with organizing and prioritizing service requests and general maintenance tasks.
- Work with Maintenance Manager/Manager to ensure that vacant units are made rent-ready in a timely manner. In the absence of Manager, oversee tum-key work of outside contractors.
- Perform preventive maintenance work as directed.
- Know and adhere to the company’s safety program, policies, and procedures. Assist Maintenance Manager/Manager with maintaining the hazard communications program. Promote and perform safe work practices.
- Participate in GV training classes, meetings, and activities.
- Read and write maintenance tickets. Read, comprehend, and follow equipment operating instructions and instructions on how to use supplies.
- Clearly communicate with residents and maintain customer service standards.

Education and Experience:
- Minimum high school diploma or equivalent.
- Minimum of one year previous experience in property management maintenance, other building maintenance or related trade. Older properties (5+ years) may also require previous renovation experience.
- HVAC Refrigerant Transition and Recovery Certification, Type II*
- Driver's License and valid insurance
- Other licenses and certifications as required by state or federal laws
