Tiello has partnered with a highly successful Mechanical Contractor in Charlotte,NC on their search for a HVAC Project Manager focused on Commercial and Industrial Construction here with our team in North Carolina.
The Project Manager will be a company representative and serve as a point of contact with the client and the construction team when required.

Job Title: Project Manager
Duties & Responsibilities:
- Should be thoroughly familiar with commercial/Industrial HVAC and applicable codes.
- Must understand HVAC systems and the desired sequences to obtain a successful project.
- This is an office-based PM position and will not require much time on job sites. The successful candidate will spend approximately 10-15% of their time on (multiple) job sites working with our Operation’s Manager and foreman to assure the jobs are being done properly, on schedule, and working out details with the GC.
- Responsible for actively participating in the project turnover meeting with the estimator; including a detailed review of the estimate, vendor proposals, schedules, subcontractors, other job particulars, etc. At this point, the job is handed over to the OM and PM.
- Work closely with the OM(Operations Manager) to set the job up for success.
- Review and clarify the mechanical plans prior to giving to the foreman. Plans should have job specific notes, written in red on the plans and maintained in Procore PM software at all times. A copy of this plan shall be thoroughly reviewed with and given to the mechanic prior to sending him to the job site. A copy of the approved submittals shall accompany the plans.
- Prepare and submit: submittals, budgets, invoices, progress billings, schedule of values, RFI’s, purchase orders, permit applications, Subcontracts, duct takeoffs, etc.
- Check and approve field employee job cost sheets.
- Be physically able to climb stairs and ladders to verify installations.
- Coordinate with field activities to complete the projects according to the plans, specifications, budget, and schedule. Always act in the best interests of the company
- Work with our Operation’s manager and foreman to resolve field issues and coordinate our field efforts. This includes coordinating deliveries.
- Collaborate with and schedule the trades and outside service providers to prepare a field construction schedule that optimizes productivity and customer satisfaction.
- Attend GC/Owner job site meetings to stay abreast of the needs of the project and to express our own concerns and needs when requested by Operation’s manager.
- Monitor progress of the work and provide regular schedule updates to the GC/Owner.
- Be proactive and take action to prevent schedule delays and cost overruns.
- Work in concert with the outside service providers to encourage peak performance.
- Maintain a working knowledge of HVAC and refrigeration construction standards plus regulatory requirements for construction and safety. Enforce adherence in the field.
- Collaborate with subcontractors, customers’ representatives, and the Engineer to resolve all technical issues in the field.
- Be fully knowledgeable of the scope of the contracts and specifications and ensure all work meets those requirements.
- Coordinate inspections and closeout of project phases. Verify and submit “As Built” plans/documents.
- Coordinate mobilization and demobilization of projects.
- Promptly submit the required documentation to protect the company and the customer. Provide timely and complete field information to the GC/Owner or others that need this information.
- Notify the GC/Owner when additional work outside the scope of the contracts is identified in the field. Provide support needed to compile change orders.
- Comply with all applicable laws, regulations, company policies and procedures.
Skills & Qualifications:
- Bachelor's degree in Construction, Mechanical, Electrical Engineering, Construction Management or equivalent work experience.
- Proficient in Project Management software (Procore) and financial accounting systems.
- Strong technical capabilities in MS Office (excel, word), Bluebeam, Adobe, and basic Windows environment.
- Demonstrated verbal and written communication skills.
- Able to travel. Travel will vary on project assignment but has been very limited in years past.
