Job Title: Maintenance Technician | Elkhart/South Bend, Indiana
Under the direction of the Maintenance Supervisor, the Maintenance Technician is responsible for maintaining the physical integrity of the community by conducting general maintenance and repairs at all times. This involves ensuring a safe and secure living environment for residents, visitors, and staff. To accomplish this goal, the responsibilities of the maintenance technician include; general repairs to the apartments/common areas of the buildings and grounds, vacant apartment preparation, trash removal, emergency repairs, cleaning, landscaping, ordering maintenance equipment, record keeping, accepting deliveries and moving furniture and/or appliances.
The Maintenance Technician will carry out all assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician will assume all maintenance responsibilities.
Qualifications
- Basic understanding of electrical, hydraulic and other systems.
- Demonstrated experience as a Maintenance Technician, 5+ years.
- Strong understanding of general maintenance processes and methods.
- Experienced in operating a variety of equipment, including and not limited to snow blowers, lawn mowers, and small hand tools.
- Strong HVAC experience.
- Working knowledge of tools, common appliances, and devices.
- Outstanding written and verbal communication skills.
- EPA Technician Certification, required.
- Valid Driver’s Licenses, required.
- Excellent manual dexterity and problem-solving skills.
- Ability to travel between communities.
- Ability to travel to pick-up replacement parts and supplies from vendors.
- Ability to work full-time (hourly position).
- Ability to work evenings and weekends.
- Must be able to pass a background check and drug screening test.
Responsibilities
- Conduct all business in accordance with company policies and procedures and all state and federal regulations (such as Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).
- Knowledgeable of all pertinent laws and EPA and OSHA Regulations.
- Aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.
- Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Community Manager.
- Inspect and maintain all tools are in excellent condition.
- Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
- Perform work area clean-up and safety related duties.
- Ensure that storage areas remain locked when not in use.
- Diagnose and perform minor or routine maintenance or repair, as directed, involving the following on a daily basis.

- Inspect and help coordinate all needed market-ready repairs and services.
- Assist market-ready staff as required to meet deadlines.
- Report all major repairs and need requisitions to Maintenance Supervisor prior to any expenditure of funds.
- Change locks and make keys.
- Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.
- Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
- Respond to any other requests made by the Maintenance Supervisor, Community Manager, Director of Maintenance, or Managing Partners as needed.
- Other duties as assigned.
Environmental Job Requirements
- Ability to work indoors and outdoors in all temperature/weather extremes.
- Regularly work near moving mechanical parts.
- May be exposed to heights.
Physical Requirements
- Ability to frequently lift, carry, push or pull up to 50 lbs. in a correct and safe manner.
- Ability to climb ladders and stairs, walk between buildings and on roofs, stoop, kneel, bend, as well as have hand-eye coordination and manual dexterity.
- Physically able to climb numerous flights of stairs on an ongoing daily basis.
- Stooping: Frequently bending body downward and forward by bending spine at the waist, requiring full use of the lower extremities and back muscles.
- Kneeling: Frequently bending legs at knees to come to rest on knee or knees.
- Crouching: Frequently bending body downward and forward by bending legs and spine.
- Reaching: Frequently extending hand(s) and arm(s) in any direction.
- Handling: Frequently seizing, holding, grasping, turning or otherwise working with hands.
- Ability to interpret a variety of instructions furnished in writing, oral, diagrammatic or schedule form.
