We are seeking an experienced and dependable Maintenance Supervisor to join our team and ensure our property is well-maintained, efficient, and safe.
Position Overview:
The Maintenance Supervisor will oversee the day-to-day maintenance operations of St. James Apartments, including preventive maintenance, repairs, and ensuring compliance with HUD and local housing regulations. The ideal candidate will have hands-on experience, strong leadership skills, and a commitment to delivering excellent service to our residents.
Key Responsibilities:
- Perform and supervise routine maintenance, repairs, and improvements to ensure the property is in top condition.
- Coordinate and complete work orders promptly, prioritizing resident satisfaction and safety.
- Oversee contractors and vendors to ensure quality work and timely project completion.
- Conduct regular property inspections, identifying and addressing potential issues proactively.
- Maintain compliance with local codes, HUD regulations, and safety standards.
- Manage the maintenance budget and inventory, ordering supplies as needed.
- Respond to emergency maintenance issues promptly, including after-hours calls as required.
- Perform janitorial duties for the community on a daily basis.
- Complete unit turnovers to ensure apartments are move-in ready for new residents.
Qualifications:
- High school diploma or equivalent required; technical or trade certifications preferred.
- Minimum 3 years of experience in property maintenance, preferably in multifamily housing or senior living.
- Strong knowledge of plumbing, electrical, HVAC, carpentry, and general maintenance practices.
- Familiarity with HUD and Section 8 property requirements is a plus.
- Ability to lift heavy objects, climb ladders, and perform physical tasks as required.
- Excellent organizational, problem-solving, and communication skills.
- Valid driver’s license and reliable transportation.
