About this Role:
We are looking for a hard-working individual with previous maintenance experience to help with the upkeep of one of our apartment complexes. A professional resume with extensive work history must be included to be considered.
JOB DUTIES:
- Performing general maintenance tasks for the building or buildings, such as -window washing, drywall repair, plastering, plumbing, carpentry, flooring repair, painting , standard apartment appliance (fixing Fridge, Washer/Dryer, Dishwasher, etc), and more.
- Detecting, identifying, and repairing high priority repairs and troubleshooting more complex building issues, like the building’s electrical, plumbing and HVAC systems.
- Maintaining records of any work and inspections done on-premises within Appfolio.
- Performing inventory on repair supplies and keeping repair tools and supplies clean and organized.
- Setting up repair appointments with mechanics or electricians when needed.
- Ensuring all safety systems are functioning properly, including smoke and carbon monoxide detectors.
- Conducting routine maintenance on equipment and building systems.
- Completing safety checks on systems and equipment.
- Participate in the upkeep of the grounds, including daily trash pickup as needed.
- Responding to and completing tenant or supervisor maintenance requests.
- Responsible for leading regular inspections of property with janitorial and landscape providers and any other service provider as directed by the manager.
- Participates in performance oversight of all service contractors who perform contract service.
- On call as coordinated with supervisor. This may require being reachable and ready to report to work outside of regular working hours, including evenings, weekends, and holidays as needed.
- Training new technicians, reviewing their work and providing feedback when appropriate.
QUALIFICATIONS
- Must have valid Driver License
- HVAC certified (EPA and HVAC) preferred
- Skilled in light plumbing and electrical repair
- At least 3-5 years of maintenance experience
- Experienced in supervising a team of maintenance technicians preferred but not required
- Experience in apartment turnovers and the make ready process
- Experienced with appliance troubleshooting and repair - refrigerators, ranges, microwaves, dishwashers.
- Prior exposure to Appfolio management software preferred, but not required.
- Ability to demonstrate exceptional work ethic and positive team-oriented attitude
- Ability to respond and manage emergency and after hours repairs. You would be required to be on call at all times, when scheduled.
- Physical demands typically involve lifting, carrying, pushing and pulling over 50 pounds at times.
