JOB SUMMARY
The Maintenance Manager position is responsible for maintaining the entire hotel facility, including the physical hotel structure, all mechanical, electrical, HVAC systems, and related equipment, in accordance with energy conservation and preventive maintenance programs. The manager also ensures the upkeep of the guest areas to maintain an attractive hotel and manages all rehabilitation, expansion, and special projects.
QUALIFICATION STANDARDS
Education:
- Graduation from high school and an apprenticeship and/or advanced training program for operating engineers, recognized by the industry and trade, or any other combination of education, training, or experience that provides the required knowledge, skills, and abilities to perform the job.
Experience:
- Five years experience as a journey mechanic or engineer with a class-A hotel company or related industry.
- Two years experience as a head or assistant chief engineer in the same or similar environment.
Licenses and Certificates:
- Any licenses or permits that may be required by law or company regulations, such as an electrician’s license.
- Must be EPA-certified in safely using and handling refrigerants used at the property.
Physical Requirements:
- Flexible and long hours are sometimes required.
- Heavy work – Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently and or more than 20 pounds constantly to lift, carry, push, pull or otherwise move objects.

- Excellent knowledge of electrical systems, components, and devices, HVAC systems, boilers, mechanical systems; and the maintenance and repair of all.
- Excellent knowledge of public construction and building systems, all related permits and licensing, and new and existing codes pertaining to public building and fire safety.
- Skill in the use of computers and software programs associated with engineering.
- Skilled in the proper and safe use of all tools, equipment, materials, chemicals, and products relating to the department.
- Excellent English, verbal, written, and interpersonal communication skills.
- Ability to remain informed on state-of-the-art developments affecting the safe and effective operation of the building facility.
- Ability to analyze all associated systems as to their design, intent and effective performance.
- Ability to positively communicate and instruct team members, offering assistance in areas where they lack knowledge, skills, or experience.
- Able to rephrase or ‘translate’ fairly technical information into terms in a layperson can easily understand.
- Additional language ability preferred.

DUTIES & FUNCTIONS
Essential:
- Approach all encounters with guests and employees in a friendly, service-oriented manner.
- Maintain regular attendance in compliance with Expotel Hospitality Service standards, as required by scheduling, which will vary according to the needs of the hotel.
- Maintain high standards of personal appearance and grooming, which include wearing the proper uniform and nametag when working.
- Comply at all times with Expotel Hospitality Service standards and regulations to encourage safe and efficient hotel operations.
- Maintain a warm and friendly demeanor at all times.
- Employees must at all times be attentive, friendly, helpful and courteous to all guests, managers and fellow employees.
- Assist in developing and implementing plans to maintain property, equipment, grounds, and other assets, in a safe and acceptable state of repair.
- Ensure that the hotel is in compliance with all local, state, and federal laws.
- Ensure that all emergency and life safety equipment and systems are inspected, tested, and certified per hotel standards or authority having justification.
- Supervise the engineers and ensure they are properly trained in the customer service program, standard operating procedures and loss prevention standards.
- Actively participate in energy conservation programs per Expotel Hospitality Service standards.
- Review all Guest and Meeting Planner comment cards to ensure that problems are identified and corrected in a timely manner.
- Ensure compliance with the Americans with Disabilities Act (ADA).
- Assist with the administration of all vendor contracts controlled by the Engineering Department hotel standards.
- Assist in developing and controlling wage/salary, other expenses and energy budgets per Expotel Hospitality Service financial standards.
- Assist in developing financial forecasts and actively participate in monthly profit/loss review meetings.
- Assist as necessary with special projects and renovations.
- Repair and program hotel electronic lock system.
Supportive Functions:
In addition to the performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the supervisor, based upon the particular requirements of the hotel.
- Maintain an appropriate supply of materials and equipment to carry out the normal day-to-day operating and maintenance requirements of the hotel.
- Maintain organized and efficient administrative and filing systems within Engineering for the timely and accurate handling of correspondence, reports, requisitions for purchase, and other administrative requirements of the department.
- Maintain a well-defined and organized system within the shop for the inventory, maintenance and storage of all tools, products, materials, and equipment necessary to execute the required activities of the department.
- Be immediately available to report to the hotel in the event of any hotel emergency that necessitates the skills and expertise of the Chief Engineer. By example, such emergencies may include, but not be limited to, fires, power or other equipment failures, floods, lightning, earthquake, or other disasters of similar nature and magnitude.
- Perform other duties as requested, such as coordination and supervision of special guest requests for room and/or meeting space modification, construction of props for special hotel and Team Member relations events.
Marginal:
- Assist in scheduling preventive maintenance tasks.
- Attend meetings/training as required by management.
