Our Maintenance Director is instrumental in maintaining the facility operations at their community and developing standards that have a positive impact on resident renewals and customer satisfaction.
What You'll Do:
- Directs and oversees maintenance and building attendant departments of apartment community to ensure residents a clean, safe, comfortable, and attractive place to live
- Oversees and performs a wide variety of maintenance related tasks to maintain the physical aspects of the property, meet GCI’s established standards and any applicable laws and provides high quality customer service according to GCI’s customer service principles in order to maximize resident retention
- Assists various capacities including hiring and training of new employee’s, preventative maintenance programs, evaluation of suppliers and vendors for quality control, and Capex projects at property
- Assists Property Manager to ensure satisfactory resolution of resident complaints/issues as it pertains to maintenance and building attendant efforts
- Management of make-ready, suite turn, and service request completion timeframes to achieve Company standards
- Develop and implement preventative maintenance programs throughout the portfolio reducing unbudgeted repair cost
- Reduce cost at individual site by evaluating and negotiating with suppliers and vendors on an annual basis
- Help to establish and ensure compliance with company safety policies and procedures. Ensure operations are in compliance with all standards set by EPA, OSHA, etc. and are maintained in accordance with standards set forth by owners, local and state agencies, financial partners, etc.
- Consistently maintain a professional and courteous attitude when dealing with residents, co-workers and the general public
Requirements:
What We Need:
- Five to Seven years supervisory experience with verifiable hands on general maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc.
- Experience managing/supervising 15+ employees
- Previous experience creating maintenance budgets
- MRI Experience a strong plus
- Ability to use electronic communication professionally and efficiently
- Dedication to exceeding the needs of all customers with an ability to build and maintain relationships
- Demonstrate thoroughness, self-motivation and organization when accomplishing tasks
- Ability to work a non-traditional schedule including evenings, weekends and on-call hours
- Opportunity to live on or off site
Education, Licenses, and Certifications:
- Valid driver’s license, registration and auto insurance required
- Reliable transportation
- High school diploma or equivalent
- CFC Certification (Type II or higher)
- HVAC Certification strongly preferred
- Pool Certification preferred
