Work Schedule: Thursday - Friday, 7:00am - 3:30pm & Saturday - Sunday, 7:00am - 7:30pm Performs routine maintenance and repairs of all mechanical equipment, systems, buildings and grounds, and their associated responsibilities with minimum technical supervision.
The primary purpose of the Senior Maintenance Technician position is to provide demonstrated sub journeyman-level work in a designated craft. Performs routine maintenance and repairs of all mechanical equipment, systems, buildings and grounds, and their associated responsibilities with minimum technical supervision.
ESSENTIAL JOB FUNCTIONS
Under limited supervision performs inspections, troubleshooting, and routine and preventative maintenance on various equipment, buildings, and utility systems using one or more craft trade skills. Maintains records of materials, jobs, and other pertinent information. May investigate outages. Coordinates and prioritizes the workflow of other technicians. Functions as a point of contact for vendors. Prepares and submits reports. Participates in process improvement initiatives. May precept staff.
HVAC Doing all HVAC related PM's, troubleshoot issues, and report issues for repair and/or IT work.
Basic knowledge requires for these applications, Apogee, Desigo, Metasys, Trace.
Concept of chillers/AHU/FCU/ATU/FTU/CRAC units.
Exhaust Fan PM's and its operations.
Quarterly/weekly Ice Machine PM's.
Concept of ACB/CPB Chill water/hot water/process water loop.
Assist USO, in back washing Heat Exchange/cleaning screen filter.
Basic steam system concept as per directed by USO.
Maintenance Doing Rapid Response ACB/CPB Chill water/hot water/process water loop.
Assist USO, doing ACB/CPT Domestic tank cleaning/and its operations.
Monthly PM's on RO system (Annually PM's dong by USO).
Monthly PM's on Water Softener system (Annually PM's dong by USO).
Monthly PM's on Air Compressors (Annually PM's dong by USO).
Monthly PEVCO PM's (Semi Annually/Annually PM's an repair done by PEVCO main Hospital crew and PEVCO contractors).
Response Oxygen/Nitrogen alarms, and tank replacement.
Basic electricity, outlet polarity testing, replace lamps/ballast.
Basic plumbing replacing diaphragm, vacuum breaker, batteries, operate clean out machine, auger, adjusting water pressure for toilet flush and unclog toilet.
Adjusting door closer and minor door adjustments.
Other maintenance work as directed by supervisor.
High school diploma or equivalent. Five years experience in one or more crafts (i.e. - plumbing, electrical, carpentry, painting, HVAC, instrumentation).
