The HVAC Technician I performs maintenance, repairs and installation of assigned HVAC and Refrigeration equipment and controls, chilled water systems, boilers, and various other mechanical, electrical and building systems in accordance with client expectations and requests.

Principal Duties and Responsibilities
The following duties are typical for this classification. All duties may not be performed and/or additional duties may be added to address business needs.
Essential Functions
- Apply knowledge and experience in the day-to-day operations and maintenance of all related physical plant equipment.
- Learn the plant systems and operating procedures for the physical plant to include: plant equipment and related machinery electricity, pneumatic systems, and basic mechanical systems. Also includes; air compressors, chillers, boilers, AHU's, oil water separators, propane station, paint booths, and frequency drives.
- Make designated operators’ rounds, document equipment-operating conditions and identify and report non-standard conditions.
- Perform advanced preventative maintenance functions on all equipment and make a positive impact in completing root cause analysis on troubled equipment, correctly troubleshoot problems and make appropriate repairs.
- Show proficiency with the procedures/processes required to effectively test and analyze systems that utilize water treatment chemicals.
Minimum Requirements
- High School graduate, GED, or equivalent experience
- 2+ years of relevant maintenance experience preferred.
- Knowledge of standard practices of the HVAC trade.
- Knowledge of applicable building codes, ordinances and regulations.
- Knowledge of health and safety regulations
- Knowledge of basic record keeping techniques.
Computer Skills
- Basic skills with Microsoft Office applications (Word, Excel, Outlook)
- Basic skills in CMMS software preferred
Communication Skills
- Strong verbal and written communication skills and strong interpersonal skills are required.
Physical Requirements
While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch or crawl; talk or hear and taste or smell.
The employee must frequently lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust and focus
