Under the direction of the Maintenance Supervisor, the HVAC Technician will be responsible for the Universitys HVAC systems and infrastructure throughout the campus. Including inspecting, testing, repairing, installing, and modifying HVAC components and systems. The Facilities HVAC Technician will prioritize safety and communication in their work and have a working knowledge of all HVAC safety regulations. The Facilities HVAC Technician possess a proven ability to read, interpret and work from blueprints, schematics, diagrams, and operational manuals. This is a part-time position working approximately 10 to 20 hours per week.
Duties and Responsibilities:
- Operates and maintains heating, ventilation, air conditioning, and control systems on campus.
- Make necessary adjustments and calibration of related HVAC equipment.
- Performs preventative maintenance, cleaning, adjustments, repairs, and replacement work in its entirety.
- Takes necessary precautions, in keeping with OSHA standards and other applicable regulations when working with hazardous chemicals.
- Uses personal protective equipment as required.
- Maintains equipment records for scheduling maintenance via the CMMS.
- Monitors systems performance with continuous attention to malfunctions and repair needs.
- Respond to emergency calls and work requests as required.
- Make periodic building rounds to check all facility and building functions on the property.
- Complete required documentation of repairs and service information through the campus work order system
- Communicate with management any hazards or risks that require immediate attention
- Ensure adequate inventory of necessary supplies and parts
- Calibrate equipment to provided specifications
- Inspect all student housing on a routine basis and assure that deficiencies are reported via the CMMS system.
- Troubleshoot problems and make timely repairs.
- Drives utility vehicles to and from work sites.
- Must be able to work overtime when necessary, able to work an on-call schedule.
- Ability to communicate effectively with both internal and external constituents in a collaborative environment
- Ability to schedule and manage outside HVAC vendors when necessary.
- Prepare and maintain reports and updates to management and personnel using internal data
- Complete additional duties as assigned.

A high school diploma or equivalent. Completion of an HVAC program at a technical or trade school. Five years of related HVAC experience which includes repair/installation experience and knowledge of chillers, all types of building HVAC equipment, and air delivery systems. EPA universal certification preferred. A valid Georgia drivers license. Experience in a University setting is preferred.
Other Knowledge, Skills, and Abilities:
The Facilities HVAC Technician must have strong knowledge of building trades and preventative maintenance experience. Must possess strong skills in organization, communication and great customer service.
Work Environment/Physical Demands:
The majority of the tasks associated with this position will be performed indoors at multiple campus locations or buildings. Some duties will require the ability to function with exposure to seasonal weather conditions. May have exposure to potential hazards. Ability to stand, bend stop, kneel, reach lift pull, push, and walk for a minimum of three hours. Also, must possess the ability to lift at least 45 lbs. using safe lifting techniques.
