Job Description:
A regional developer is currently seeking a skilled Building Engineer to perform and coordinate the maintenance and operation of a commercial office complex in Pasadena, Texas, on a full time basis. The ideal candidate has experience in general commercial building maintenance and a strong understanding of commercial building systems, including HVAC, electrical, plumbing, and building automation controls.
Key Responsibilities:
- Inspect, diagnose, and perform repairs on building systems such as HVAC, plumbing, and electrical, ensuring efficient operation at all times.
- Operate and manage the building’s energy management and automation systems (BAS) to maintain optimal environmental conditions, track energy usage, and identify areas for efficiency improvements.
- Monitor and maintain safety and emergency systems, including fire alarms, access control, and security systems, ensuring compliance with all safety regulations.
- Perform building readiness tasks such as replacing light bulbs, ensuring door locks function correctly, and other routine facility tasks.
- Conduct routine inspections and coordinate or complete preventive maintenance tasks on all elements of the property as needed, including but not limited to: HVAC units and central plant, roofs, electrical wiring, and control panels, as well as fire safety and alarm systems.
- Perform minor repairs, such as fixing locks, patching walls, and addressing plumbing issues to ensure the building's smooth operation.
- Assist with water treatment monitoring and ensure proper functioning of any cooling towers.
- Use modern software to log maintenance activities, track system performance, maintain servicerecords and report issues in real time.
- Collaborate with contracted professionals on renovations or large-scale repairs, coordinatingmaintenance work to minimize tenant disruption.
- Respond promptly to tenant service requests, ensuring timely and effective issue resolution.
- Work closely with the property management team, reporting all significant issues andcollaborating on planned maintenance to reduce tenant impact.
Requirements:
- Experience: Proven experience as a building engineer or advanced maintenance technician, with specific expertise in troubleshooting and repairing HVAC, plumbing, and electrical systems.
- Familiarity with building automation and energy management systems (BAS/EMS) is strongly preferred, along with proficiency in computerized systems and networks.
- Competence in using both hand and electrical tools, as well as digital tools for record-keeping and reporting.
- Ability to read and understand technical manuals, blueprints, and electrical schematics.
- Clear and effective verbal communication skills.
- Physical stamina and dexterity to lift heavy objects, climb ladders, and perform tasks that requirestanding or walking for long periods.
- High school diploma or equivalent; technical certification is a plus.
