A Capital Projects Lead Technician in multifamily property management oversees the planning, budgeting, and execution of large-scale renovation, improvement, and maintenance projects across a portfolio of residential properties. This role ensures that projects are completed efficiently, on time, and within budget, while maintaining compliance with regulations and company standards. Below are the key responsibilities, skills, and qualifications typically associated with the role:
Key Responsibilities
Prepare detailed project scopes, timelines, and cost estimates.
Assess and prioritize projects based on property needs and available funding.
Ensure compliance with contractual obligations and quality standards.
Conduct regular site inspections to monitor progress and resolve any issues.
Ensure projects comply with local building codes, safety regulations, and environmental standards.
Manage risks by implementing safety protocols and securing necessary permits.
Maintain detailed records of project expenses, timelines, and outcomes.
Provide regular status reports and performance evaluations of completed projects.
Experience with framing, concrete, knowledge of gutters, welding, boiler management
Key Skills and Competencies
Technical Knowledge:
Understanding of construction methods, materials, and property systems (e.g., plumbing, electrical, structural).
Familiarity with relevant software tools, such as project management software (e.g., MS Project, Resman, Mobile Applications).
Project Management Skills:
Exceptional organizational skills to manage multiple projects simultaneously.
Proficiency in setting priorities, problem-solving, and meeting deadlines.
Leadership:
Capability to lead teams and motivate collaboration among various parties.
Decision-making skills to address challenges effectively.
Qualifications
Experience in property management, specifically in multifamily or commercial real estate.
Proven track record of managing capital projects from initiation to completion.
Valid Drivers License
Job Type: Full-time
Pay: $25.00 - $28.00 per hour
Expected hours: No less than 40 per week
