DLI Commercial is looking for someone with a strong background in the HVAC field but job duties will include that of a Maintenance/Repair Technician to perform on-going general maintenance and repairs on commercial buildings and grounds. These duties include plumbing, electrical, basic carpentry, exterior repairs, asphalt & concrete patching, flooring, and other building misc. repairs to systems.
JOB TITLE: Maintenance/Repair/HVAC Technician
JOB DESCRIPTION:
Essential Functions and Responsibilities
- Report to Service Manager to receive daily/weekly work requests for repairs needed at commercial buildings throughout PA, DE, MD and NJ.
- Perform miscellaneous repairs, troubleshooting, diagnostics and inspections; to include but not limited to electric, plumbing, mechanical, light carpentry, roof patching,, gutter install & cleaning, drain issues, door repair & replacement, grounds work, equipment inspection & repair, concrete/asphalt patches, demolition, fence repair
- Perform building finishes repairs or replacements to such as ceilings, drywall, flooring systems, door and window hardware, locks, fixtures, lighting, and other interior finishes as needed
- Assist/Oversee the installation and modification of building equipment and systems, have familiarity with building automation systems
- Ability to Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions, perform preventative maintenance, etc.
- Perform outdoor maintenance such as gutter cleaning and snow removal as needed
- Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance. Responsible for maintaining inventory of DLI equipment and tools.
- Ability to respond immediately to emergency situations and customer service requests as assigned. Weekend and/or after hours may be required.
- Communicating with DLI Commercial team, assisting administrative and accounting departments with billing and other back office requests.
- General understanding and compliance with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits.
- Ability to use technology such as: smart phones, tablets, computers, web-based applications, office applications, etc
- Ability to learn and perform web-based tasks related to service work, such as uploading job notes, completion notice, photos, etc. to our online based management system.
- Complete all required DLI Commercial Safety Training as scheduled annually.
- Comply with DLI Commercial Uniform Dress Code while working and maintain a neat and clean appearance while on duty and having professional interactions with customers

EDUCATION:
- High School Diploma or GED equivalent
EXPERIENCE:
- A minimum of 3 -5 years relevant experience, preferably in commercial or industrial real estate with facility management/building systems & finishes repairs experience required
- HVAC Background/Experience (2+ years)
- Experience in maintenance, construction, engineering and all facets of property operation and building management preferred
ADDITIONAL ELIGIBILITY QUALIFICATIONS:
- Possess and maintain a valid driver’s license and good driving record with periodic checks (required)
- Ability to read and understand constructions specifications, details, and blueprints
- Skilled in Building Management Systems maintenance, with technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, plumbing, carpentry
- Good computer and systems knowledge/skills, literacy in Microsoft and Google documents
- Organized, able to self perform multiple tasks in an efficient and cost effective manner
- May be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or stand-by on-call duties
- Required to pass various background / fingerprint checks in order to perform work for specific clients
WORK ENVIRONMENT:
This job frequently operates in professional office environments, as well as data centers, mechanical rooms, secure facilities, etc. Regularly required to travel outside between properties in varying weather conditions.

- Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices

- Involves movement between departments, floors and properties to facilitate work
