Are you a hands-on leader with a passion for property maintenance? Arlington Properties is looking for a Service Manager to oversee the maintenance team and ensure the communitys apartments and common areas are in top condition. As a team leader, youll manage day-to-day operations, delegate tasks, and lead by example, ensuring the community maintains its high standards of appearance, functionality, and resident satisfaction.
- Supervise & Lead: Oversee and direct the maintenance staff to ensure that service requests are completed promptly (within 24 hours) and that Arlington Properties' standards are met.
- Community Maintenance: Conduct regular inspections and manage repairs for both interior and exterior areas, ensuring that market-ready apartments are prepared within 3-5 days.
- Training & Development: Train, supervise, and lead maintenance staff. Participate in hiring, performance reviews, and addressing any employee relation issues in collaboration with the Community Manager.
- Preventive Maintenance: Perform and oversee preventive maintenance on community equipment, including HVAC units, water heaters, and other mechanical systems, while recording activities in the maintenance log.
- Budget Management: Assist the Community Manager in maintaining and adhering to the maintenance budget, tracking expenses, and managing the inventory of supplies and tools.
- Repairs & Upkeep: Conduct and oversee various repairs, including electrical work, plumbing, light carpentry, pool maintenance, appliance repairs, and more.
- Safety & Compliance: Ensure all maintenance staff follows proper safety protocols and that the community complies with Fair Housing standards.
- Strong leadership skills with the ability to effectively supervise and motivate a team.
- Extensive hands-on experience with property maintenance tasks, including HVAC, electrical, plumbing, and general repairs.
- Ability to manage budgets, prioritize tasks, and work efficiently under deadlines.
- Commitment to maintaining a high level of quality, professionalism, and safety in all maintenance work.
- Excellent communication skills and the ability to work collaboratively with other departments and residents.

JOB QUALIFICATION REQUIREMENTS
Knowledge/Experience:
High school diploma or equivalent is required. A minimum of three years verifiable hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary. Supervisory experience is preferred. Excellent communication and interpersonal skills are required.
Machines, Tools and Equipment, Software:
Hand tools normally used in construction, maintenance and landscaping. Power tools including circular saw, power drill, bench grinder, string trimmer, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions. Motorized vehicles.
Licenses/Certificates:
Valid drivers license along with good driving record with auto insurance required. Must be EPA or CFC certified.
Other Requirements:
As an Arlington Properties associate you represent Arlington Properties. While you are on the job, Arlington Properties expects you to wear clothing and accessories that are appropriate in a professional business environment. If a uniform is required at your property, you are expected to wear it. Refer to Arlington Properties Dress Code Guidelines for additional information.
Must be able to work any of the seven days of the week as necessary to get the job done.
PHYSICAL AND VISUAL ACTIVITIES
Inside and outside work in all types of weather. Medium to heavy work requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching and lifting to a maximum of 100 pounds, with frequent lifting and carrying of up to 50 pounds. Good hand/eye coordination is essential. Color perception, the ability to differentiate colors in terms of hue, and the ability to identify a particular color or color combination from memory is required. Must be able to lift and work heavy equipment and utilize a ladder as required.
