Under the guidance of the Director of Facilities, this position directs the plumbing maintenance of the buildings and grounds. Will perform plumbing facility maintenance as well as preventative maintenance of buildings, facility, and outside grounds for the YMCA Branch(s). Will be responsible for budgeting labor supplies, equipment, and related services/ material required for cost efficient operations. Must be able to provide a safe and clean environment for members, program participants, and staff.

ESSENTIAL FUNCTIONS:
- Maintains a facility plumbing maintenance program including appearance, integrity, and functionality to ensure that all facilities and grounds are fully operational and inspected in accordance with preventative schedules.
- Performs general, routine maintenance duties including monitor Building Plumbing, read gauges and meters, pool maintenance, back wash, and filter change, Irrigation and preventative maintenance. Assist skilled trades by performing semi-skilled tasks for the care and maintenance of buildings and grounds.
- Identify and report malfunctions or emergencies.
- Collects information on cost estimates for facility plumbing and inspects completed work for conformance of specifications.
- Monitors facility plumbing expenses, repairs, and maintenance budgets.
- Interfaces with system contractors on utilities and maintenance to determine needs, develop plans and resolve problems within the facility.
- Advises senior management of availability of various items and cost of services needed to operate the facility.
- Handles OSHA facility regulations and compliance issues.
- Record daily maintenance and repair logs.
- Able to operate small power equipment and a good understanding of hand and power tools
- All other duties as assigned.
QUALIFICATIONS:
- Requires a minimum of a Plumbing experience, Certified plumber is highly preferred.
- Requires knowledge in general and system preventive maintenance in the areas of service, plumbing systems, pool systems and grounds maintenance.
- Employee must have high levels of self motivation, work is performed at a self pace environment.
- Ability to read and interpret instructions, procedures, manuals, and other documents.
- Ability to report and record maintenance requests.
- Knowledge of cleaning methods and pool equipment.
- Basic understanding of the upkeep and care of equipment.
- Understanding of cleaning compounds and chemicals, and their safe, efficient use.
- A Texas Driver’s license is required as well as capacity to drive to various locations within the greater San Antonio metropolitan area.
- Certifications required within the first week of hire: Redwoods Bloodborne Pathogens, Defensive Driving and Hazardous Communications.
- Certifications required within the first 60 days of hire: CPR Pro and First Aid. If working at a location with a pool, must also complete O2 certification.

PHYSICAL DEMANDS
- Visual acuity is required for building, ground inspection and submission of reports.
- Sufficient physical strength and agility to carry out essential duties.
- Ability to erect and stand on ladders and platforms at heights up to 30 feet.
- Ability to work chemical compounds, solvents, cleaners, and solutions in dry, liquid, powder, spray, and aerosol forms.
- Ability to work in conditions that will create dirt and dust.
- Ability to perform essential maintenance to facility or equipment which may involve, but not limited to the following activities: semi – reaching to full-reach overhead; crouching; kneeling; shoveling; carrying, working in narrow and/or confining spaces: underground, overhead, and at ground level; twisting of the waist, shoulders, and legs; and lying on stomach and/or back.
