We are seeking a Maintenance Tech IV for our Maintenance Department to ensure duties include but are not limited to the following: preventive maintenance, emergency repairs, service calls, normal repair and minor construction of apartments and cottages, healthcare centers, Freedom House Alzheimers care center, and general area facilities, equipment, systems and grounds, as well as heating, ventilation, and air conditioning (HVAC) systems, heat pumps, air handlers, boilers, chillers, cooling towers, appliances, freezers, ice makers, water softeners, emergency generators and boiler systems, and any other mechanical systems or equipment assigned. MT4 must be experienced with various HVAC systems, to include proficiency with understanding, operating, troubleshooting, and repairing same. Must be able to respond to and address emergency situations in a prompt, safe, and correct manner without supervision. Must ensure tools and equipment are kept clean, in good repair, and accounted for at all times. Keeps work area clean and safe at all times. Must be able to speak, read, write, and follow verbal and written instructions in English, as well as possess the ability to relate well with elderly people in a customer service environment. Critical thinking skills and independent thought and action are integral to performing the functions of the position.
What you will do in this role:
- Plans, organizes, and manages assigned work orders to achieve greatest productivity and work efficiency with safety and quality of work being highest priorities.
- Complies with all maintenance department and Air Force Village safety rules, regulations, and general policies.
- Responds immediately to emergency maintenance calls, ensuring the safety of residents and facilities.
- Responds promptly to all work orders, prioritizing urgent and life safety-type work orders.
- Completes Daily Time Sheets and all components properly and in a timely manner in accordance with established policy.
- Assists in maintaining inventory of materials, parts, supplies, tools and equipment.
- Responsible for ensuring that tools are accounted for at all times and maintained in good working order.
- Maintains shop, physical plants, and other mechanical and electrical rooms in a clean and organized manner.
- Ensures all Company-provided, job-required tools to include tool belt, tool bag, tool box, etc. are in possession and on-hand when responding to work orders.
- Troubleshoots and completes mechanical-related repairs, to include HVAC-related repairs, on residential and commercial systems.
- Understands operation of, and makes adjustments and repairs to, the Chill Water System.
- Performs assigned electrical and plumbing repairs.
- Changes out appliances such as dishwashers, refrigerators, and stoves; performs minor repairs and preventive maintenance on same, as directed.
- Troubleshoots and repairs residential and commercial kitchen equipment and appliances including refrigerated equipment and appliances such as walk-in freezers and coolers, refrigerators, standing freezers, drink dispensers, and ice-making machines.
- Performs minor carpentry tasks.
- Troubleshoots, adjusts, and repairs automatic doors and door openers.
- Serves as first responder for hot and cold calls.
- Performs other duties as assigned by Supervisor.
Qualifications
- Required: Possess a minimum of at least five years work experience in the maintenance or repair field. Trade school can be considered.
- Required: High School diploma or equivalent.
- Preferred: EPA Universal Certified
- Preferred: Strong background in plumbing
