Description:
We are currently searching for an experienced Maintenance Technician to join our team at Highland Pointe Apartments in Indianapolis! The overall objectives for this role will be to ensure all assigned maintenance and service activities are being addressed in an organized, high-quality, and timely manner while providing top-notch customer service. The ideal candidate will have superior attention to detail and the ability to directly handle a wide range of maintenance activities.
What will you do?

- Directly handle a wide range of maintenance repairs including plumbing, appliances, electrical, roofing inspection/minor roof damage; recommend outsourcing tasks to external vendors as necessary
- Perform skilled maintenance and repair of complex mechanical, electrical, HVAC, and other physical structures
- Handle residence turnover including direct participation in turning units, obtaining bids from subcontractors, and small renovation projects
- Maintain good rapport with current and prospective residents
- Follow company policies regarding gaining necessary approvals for any large maintenance tasks/expenditures
- Complete maintenance requests in a timely manner and document time, expense, and results
- Regularly assess the property for safety and preventative maintenance opportunities
- Comply with all OSHA regulations and any applicable laws regarding health, safety, or the environment
- Assist the team in developing methods and procedures to improve facility efficiency and workflow
- Serve as one of the emergency contacts for the communities including handling of on-call maintenance requests for after-hours emergencies
- Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training!)
- Pivot, roll up your sleeves, and jump in where needed!

Requirements:
Who you are – We’d love to hear from you if you:
- Have a High School diploma or GED
- Valid Driver’s License with at least 2 years of driving history and the ability to successfully pass MVR background requirements according to company insurance driving policy
- Are proficient with relevant technology (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
- Have superior attention to detail, high energy, and a positive attitude
- Ability to work independently and to work closely with other team members

Maintenance Technician I
- Experience: At least 1 year of relevant experience
- Certifications: No certification requirements
Maintenance Technician II
- Experience: Minimum of 2 years, with at least 1 year in residential maintenance, property management, or the real estate industry
- Certifications: HVAC certification preferred
Some additional things you will need:
- Serve in the on-call rotation and assist in after-hours emergencies
- Availability to work longer hours and weekends during market turnover in July and August
- Must be able to perform the physical functions of the position not limited to the ability to walk properties, complete physical inspections, use both hands and feet to accomplish assigned work orders, and ability to stand, squat, push, pull, bend and lift in all directions including overhead and lifting up to 100 lbs.
