The Building Services Technician ensures the maintenance and upkeep of the building and grounds through routine procedures and special work orders.

QUALIFICATIONS AND REQUIREMENTS:
- Handyman skills
- Knowledge of OSHA-MSDS sheets and procedures
- Knowledge of fire and safety procedures and knowledge of HVAC
- Ability to repair minor plumbing, carpentry, and electrical problems
- Inspect resident apartments for potential problems and hazards, report concerns to Building Services Director
- Enjoy working with older adults
- Ability to convey a positive and professional image to residents, family members, visitors, and co-workers
- Ability to be a self-starter and motivated to initiate and complete tasks independently. Exhibit initiative beyond specific instructions and ability to turn-key projects
- Perform janitorial tasks including the reparation and maintenance of equipment and building facilities
ESSENTIAL FUNCTIONS:
- Respond to and complete resident work orders, ensuring quality of service to maximize resident satisfaction
- Perform work needed to ready apartments for move-in as assigned
- Perform general maintenance projects as assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, equipment repair and outside landscaping maintenance
- Knowledgeable of all property emergency, safety/disaster plans and procedures
- Respond promptly to emergencies
- Maintain office, shops, storage, and mechanical areas to Parc Communities standards
- Advise management of any concerns regarding resident safety
- Serves “on call” on weekends and after normal working hours
- All other duties as assigned by the Building Services Director or General Manager

- Establish and maintain constructive working relationships with co-workers, residents, and families and visitors
- Maintain confidentiality of verbal and written information pertaining to residents, employees and community operations
- Ability and desire to work as a team member and provide services to residents

- Neat appearance, adherence to dress code and good personal hygiene is expected

WORK ENVIRONMENT AND PHYSICAL DEMANDS
- Must be able to lift approximately 50 pounds & 35' ladder using proper body mechanics
- Must be able to climb a ladder
- Walk 5 to 10 miles a day and carry back-pack weighing 15 to 20 pounds
- Mobility is necessary to sit, stand, walk, and tour the community by foot
- Must be able to climb and descend stairs
- Work area may be subject to frequent distractions and interruptions
- Work is performed both indoors and outdoors. Inclement weather conditions may be experienced
- Requires working weekends, evenings, holidays, and overtime, as appropriate
- Works in well-lighted/ventilated areas
- Subject to falls, burns from equipment, infectious diseases, substances, odors, etc
- Subject to hostile and emotionally upset residents/patients, family members, personnel, visitors, etc
- Possible exposure to chemicals as identified in the MSDS Manual
