The Maintenance Supervisor will perform routine and extensive preventative maintenance and repair procedures on properties, mechanical, equipment and utility systems.
Under the direction of the Area Manager, this position will require coordinating and supervising the work of employees in the general maintenance by overseeing the maintenance of buildings, apartments, grounds, and equipment, as well as responsible for maintaining electrical, plumbing, mechanical, and related systems. The Maintenance Supervisor will also conduct with required training, supervising and performance review of all maintenance staff members on site.
Experience:
- 2-5 years as a Maintenance Supervisor or other similar positions
- Advanced knowledge of plumbing and electrical systems
- Experience using electrical tools
- Ability to read technical manuals and drawings
- Ability to monitor work orders, supplies, stock management, and follow an effective reporting system
- Work within a certain budget and effectively maintain reports
Education:
- High school diploma or general education degree (GED) - preferred
- Certificate in: plumbing, refrigeration, or other technical studies
Additional Requirements:
Being a maintenance supervisor requires light troubleshooting abilities for a variety of different types of machinery and equipment like HVAC, electricity, plumbing and occasionally janitorial or lawn maintenance. While performing the duties of this job, this position requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing, as well as frequently lift and/or move items over 75 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Ability to work occasionally in
poor weather conditions, including heat, cold, rain, or snow. Must be able to work flexible hours. Possession of a current and valid motor vehicle driver's license. Own and maintain an operable smartphone.
Job Duties and Responsibilities:
- Coordinate renovations of existing facilities and the construction of new facilities
- Coordinate and inspect major contract work on the electrical, plumbing, and mechanical and other related systems in all health department locations.
- Perform minor and major repair of all equipment and throughout the property
- Perform preventive maintenance procedures on building mechanical equipment on a scheduled basis
- Perform minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using the appropriate hand, power, and specialty tools
- Perform minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.)
- Perform minor painting, carpentry and masonry work (e.g. preparing surfaces and using a brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks, and handles, etc.)
- Coordinate the preparation of the surfaces and paints various structures and equipment (e.g. walls, refrigerators, evaporative coolers, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.)
- Coordinate cleaning rooms, hallways, lobbies, lounges, restrooms, corridors, elevators, stairways, parking lots, and other work areas
- Inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.
- Perform repairs or replaces broken parts; Performs touch up and finish painting
- Clean and inspects boiler & water heaters; treats water with proper chemicals
- Assign and Supervise repairs of broken windows; doors, door locks and closets; and window blinds
- Install electrical wiring and equipment; new electrical services, wiring during remodeling projects; replace and repairs wiring as needed
- Repair electrical equipment and control circuits; replace faulty electrical switches; repair refrigeration equipment
- May repair electrical locks and control panels to maintain building security
- May install computer cable Respond to emergency maintenance requests as required
- Maintain records of scheduled maintenance procedures; Ability to document work orders and
- performance; Ability to process work orders
- Inspect and coordinate vacant units; Prepare vacant units for move-in; Coordinate all vendors
and inside service on vacant units; Coordinate the completion of empty units from furniture and
garbage; Oversee the status of ongoing repairs and vendor work on vacant units
- May obtain estimates for supplies, repair parts, orders parts as needed; Assist in shipping and
receiving of supplies and materials.
Supervisory Responsibilities:
- Assign and inspect the work of other maintenance and janitorial employees
- Create an atmosphere of cooperation, enthusiasm, service urgency, teamwork, customer
satisfaction, and professionalism among staff members
- Conduct ongoing training with the Maintenance team, focusing on electrical training, plumbing
training, HV/AC training, and maintenance training
- Maintain records and oversee the performance of all work orders; Process work orders and
manage on a computer or mobile devices for ongoing work orders
- Conduct timely meetings with maintenance staff members, set weekly goals and provide with the
needed support to accomplish these goals
- Complete daily, weekly and monthly checklists on building equipment maintenance procedures
and maintains records of scheduled maintenance procedures
- Initiate an efficient reporting/tracking system to suppliers and vendors; Perform daily status of
all equipment and supply orders; Communicate with vendors
- Manage stock: Conduct weekly stock reports; Maintain proper records of all stock and back
storage equipment/supplies; Receive new orders of equipment and supplies; Issue materials as
needed
- Conduct lists of missing equipment/supplies in stock; Order additional items within the existing
budget; Maintain proper records of all orders
- Report to Area Manager on a daily basis and participate in daily meetings
