Looking to add Maintenance Techs to our growing Minneapolis Portfolio. Our portfolio offers a variety of unit styles including market rate, student housing, and even retail spaces.
The Maintenance Technician is responsible for performing maintenance of assigned properties in a cost-effective, timely manner, contributing to resident satisfaction and retention. They provide exceptional customer service and perform preventive maintenance while maintaining a professional image at all times. They ensure the attractive appearance and physical integrity of all buildings and grounds.
This includes routine and preventive maintenance, turnover maintenance, and other duties to maintain the property.
Major responsibilities include, but are not limited to:
- Strive to make the community appearance at or above DM Companies’ standards at all times, including picking up trash, cleaning of buildings and amenities on an ongoing basis
- Complete Service Requests and resolves resident/tenant requests within 24 hours
- Service residents in a friendly, professional, customer service-oriented manner
- Responsible for upkeep of properties and other community maintenance. This includes areas of heating, plumbing, electrical, appliances, carpentry, flooring and other general repairs. Recommending replacement or repair as necessary. Ensure that all work completed is professional and clean.
- Maintain an organized working inventory of routine parts and supplies at the property
- Prepare open apartments for rental within 24 to 72 hours. This may include coordinating the work of other staff or vendors.
- Review the make-ready needs and follow through on direction from the Property Manager to determine action to be taken on preparing apartments for new move-in.
- Make all repairs and replacements necessary for the apartment to be occupied
- Assist with housekeeping duties, as needed
- Perform seasonal maintenance duties as required, such as snow removal during the winter months, when needed, and lawn care and maintenance, as needed.
- Ensure the attractive internal and external appearance of all buildings and grounds, which may include removing debris and weeds, shoveling snow, and reporting maintenance needs.
- Perform scheduled maintenance on all equipment based on the manufacturer's recommendations and operation manuals, including hot water heaters, boilers, lawn equipment, and other equipment on site. Inspect all units, buildings, and common areas, performing repairs as necessary
- Use a variety of hand and power tools, electric meters and material handling equipment in performing duties
- Look for needed maintenance and liability hazards and report them to Property Manager
- Provide ongoing input on continued property improvements for budget consideration.
- Utilize required safety equipment at all times.
- Adhere to all safety policies and procedures
- Participate in Site meetings as needed.
- On-Call is required, evenings and weekends as needed.
Preferred Qualifications:
- A well-organized and self-directed individual who is a team player
- 3+ years of experience in apartment maintenance or related field
- Be able to lift 50-75 pounds, bend & crawl into small areas, such as under sinks
- Excellent customer service skills
- General computer knowledge
- Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances
- Basic experience with painting and drywall repair
- EPA universal license for HVAC strongly preferred
- Boiler's License strongly preferred, must be willing to obtain
- Knowledge of Fair Housing regulations
- Cell Phone for communication with Team Members
- Valid driver’s license and insurance required, reliable vehicle
- High school diploma or equivalent strongly preferred, college-level/trade school preferred
- Must pass background check
Physical Demands:
- Must be able to lift 20 to 50 pounds on a regular basis; on occasion will lift up to 100 pounds.
- Will use near vision at 20 inches or less to far vision of 20 feet or more; as well as depth perception to judge distance and special relationships.
- While performing the duties of this job, the team member will be required to work outside and will be exposed to cold, rain, snow, wind, and other weather conditions
- Must be able to shovel and remove snow when needed
- Requires walking through buildings and exterior grounds on a daily basis.
- Must be able to bend, stretch, stoop, lift and reach on a frequent basis.
