One of TSAHC’s primary public purposes is to create and maintain affordable rental homes in Texas to assist low-and moderate-income renters. TSAHC is seeking a Maintenance Technician to support these activities.
Maintenance Technician
TSAHC is seeking a Maintenance Technician to address maintenance issues across multiple single family and multifamily properties in the greater Austin area. The Maintenance Technician will perform general maintenance to ensure our properties are in good working order. This is a fast-paced position, and a successful applicant will need to exhibit excellent customer service and communication skills and technical knowledge of residential housing repairs, including HVAC. The Maintenance Technician will follow a planned preventative maintenance schedule, complete basic to moderate level work orders, manage improvements to the properties as needed and follow up with residents after repairs are complete. The properties consist of one 15-unit apartment community in east Austin, twenty-two single-family rental homes, and two small commercial office buildings.
Essential Duties and Responsibilities:
- General Maintenance: Perform routine maintenance tasks including plumbing, electrical, HVAC, carpentry, and appliance repairs. Maintain properties curb appeal.
- Work Orders: Complete work orders efficiently and ensure they are closed out within 24 hours in Buildium, our property management system.
- Unit Turnover: Prepare vacant units for new residents, including painting, cleaning, and all necessary repairs/replacements.
- Unit Inspections: Perform routine inspections of units to ensure cleanliness, safety, and compliance with housing standards. This includes checking fire alarms, door locks, and other safety systems.
- Emergency On-Call Repairs: Respond to emergency maintenance requests and after-hours calls on an on-call rotation. Weekend work may be required.
- Preventive Maintenance: Conduct regular inspections and preventive maintenance on all equipment and systems (e.g., HVAC, plumbing, electrical, Fire & Life Safety) to ensure proper functioning and to prevent potential issues.
- Record Keeping: Maintain accurate records of maintenance activities, repairs, and daily mechanical rounds. Ability to use smart devices and property management software.
- Customer Service: Interact with residents in a professional and courteous manner, addressing their concerns promptly and effectively. Support the company’s values and culture. Interact professionally with contractors, vendors, and suppliers.
- Team Collaboration: Work closely with the property management team to identify and resolve maintenance issues.
- Vendors: Ability to coordinate and manage schedules with vendors as needed for projects.
Qualifications:
High school diploma or GED. Equivalent professional experience combined with education and/or professional industry trainings or certifications may be substituted for education. A minimum of three (3) years of experience working as a maintenance professional for a property management company or apartment complex.
Requirements and Skills:
- HVAC and EPA certifications
- Experience performing basic plumbing and electrical maintenance and repairs, sheetrock repairs, minor carpentry work, and painting.
- Must be an excellent communicator and keep tenants, vendors, supervisor, and colleagues informed of tasks or problems.
- Must have problem-solving and critical thinking skills.
- Must have attention to detail and be able to observe issues at properties.
- Must have the ability to assess the need for more extensive repairs or replacements of appliances and building components.
- Must be available to work nights, weekends, and holidays (during on-call shifts).
- Must be organized and professional.
- The ability to work independently and as part of a team is important.
- Must have current driver’s license, reliable transportation to use while at work (preferably a truck or van), and auto insurance.
- This is a physical job so the ideal candidate must have the ability to stand, walk, bend, and climb stairs/ladders for extended periods of time and ability to lift and carry 50 lbs.
- Successfully pass pre-employment background check and drug test.
Preferred:
- Electrical and plumbing certifications
- Bilingual English and Spanish
Compensation and Benefits:
The position is a full time, non-managerial position. Compensation will be based on relevant experience. Additionally, our benefits package includes the following:
