MAINTENANCE SUPERVISOR JOB DESCRIPTION
The Maintenance Supervisor works in accordance with established company procedures and instructions of the Property Manager and Regional Manager. The Maintenance Supervisor is responsible for overseeing maintenance activities for a designated community and safely maintaining the physical condition and appearance of that community. The Maintenance Supervisor also plays a large role in maintaining positive resident relations.
Responsibilities (Other duties may be assigned)
· Responsible for overseeing the productivity of all maintenance programs and meeting expectations needed to maintain an appealing, safe and clean community
· Schedules, supervises and develops maintenance personnel. Addresses and resolves service employee related issues with input from the Property Manager
· Creates a teamwork-oriented atmosphere by motivating staff
· Accountable for all areas of unit turnover and pre-move out inspection
· Oversees outside vendors and ensures they meet the level of thoroughness and detail according to company standards
· Must know community building names, geographic layout of property, and placement of water main lines, water cutoffs, and sewage clean outs
· Creates and maintains an inventory and supply listing (this information should be reviewed on a regular basis with Property Manager)
· Creates and maintains a product inventory notebook identifying the different products uses in the apartment homes. In addition, this notebook should include warranty information.
· Reports maintenance progress to Property Manager on a regular basis
· Inventory parts and supplies according to company policy
· Ensures compliance with OSHA, Federal, State, County and City Code Regulations and Ordinances including fire ordinances
· Maintains on-call schedule
· If assigned a vehicle, maintains logs on that vehicle. Responsible for proper maintenance of that vehicle and any other equipment assigned
· Must be available nights and weekends for maintenance emergencies
· Must be prepared for unexpected emergencies and situations
· Oversees maintenance of vehicles, swimming pool and equipment
· Meets and is personable and professional with residents
· Conducts daily property inspections
· Maintains a clean, safe maintenance shop
· Removes snow and ice from common walkways and parking lots
· Performs related duties at the request of the Property Manager
· Participates in the on-site maintenance functions and duties required to maintain a rental residential community including but not limited to maintaining property appearance; appliance maintenance and repair, plumbing, maintenance and repair; HVAC maintenance and repair; resident service completion; and any other item that is deemed necessary for the maintenance of the community
· Participates in training programs for on-site maintenance associates
· Inspects “make ready” apartment homes to ensure they meet the BPM standards of quality
· Participates in on-site maintenance scheduling for both regular and on-call hours. All associates are expected to participate in the on-site rotation, with provides residents 24-hour emergency maintenance service
· Monitors and assists sub-contractors, vendors, and suppliers as needed
· Assists in the creation of maintenance budgets for the community
· Attends training seminars, trade conventions and meetings deemed necessary and beneficial
· Responsible for scheduling all turnover including but not limited to preparing, painting, cleaning and maintaining apartment homes
· Responsible for mold awareness program
· Complies with maintenance policies and procedures as outlined in the BPM handbook
· Performs inspections in make-ready apartments to ensure company quality standards are met or exceeded
· Complies with Fair Housing Policies
· Flexibility in work schedules as determined by regional management may be required periodically to insure adequate staffing

Education/Training/Experience
· High school diploma, plus vocational, career, or related technical studies. Certificates in carpentry, plumbing, electrical and HVAC are required
· 5+ years general maintenance experience with 2 years in Residential Property Maintenance, 1-year supervisory experience is required
· EPA Certification for handling refrigerants
