A thriving property management company based in the greater Cleveland (Ohio) area is currently looking for a Maintenance Technician to join their team at a property in the Flats district. Maintenance Techs are responsible for performing repairs, troubleshooting, and performing preventative maintenance on their assigned property. They maintain and improve the operating condition, quality, and integrity of all building systems and building appearances.
Pay for this position starts at $18.00 - $22.00 per hour, commensurate with experience. Rent-free apartments may also be available for full-time Maintenance Technicians.
Essential Job Functions
- Performs repairs, troubleshoots systems, and completes preventative maintenance
- Responds to all service requests within 24 hours and completes repairs as directed
- Adheres to standardized diagnostic approaches for preventative maintenance, system troubleshooting, HVAC systems, and electrical circuits
- Participates in on-call emergency rotation and responds to emergencies as needed
- Troubleshoots all property systems, and performs or oversees repairs
- Conducts maintenance-related inspections, including building and alarm systems inspections
- Inspects vacant units, ensuring turnovers are completed, and paints turnovers as needed
- Utilizes maintenance software program to track work orders, inventory use, product replacement histories, and scheduled preventative maintenance
- Ensures tools and equipment are in optimum condition
- Inspects subcontracted service providers and documents work and product quality
- Walks the grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces
- Removes snow and ice from sidewalks, walkways, steps, and driveways Attends and completes all required training
- Complies with all company and OSHA safety standards
- Maintains a professional and courteous manner to all residents, vendors, contractors and co-workers
- Assists in implementation of the company-required preventative maintenance schedule
- Reports suspected lease violations to Community Manager (pets, fire, safety, etc.)
- Monitors vacant utility usage by conducting daily inspections
- Inspects property marketing landmarks such as monument signage and lighting, flags, banners, bandit signs, etc.
- Performs daily inspection of all common areas for cleanliness and order
Physical Requirements
- This job regularly performs work in outside weather conditions, including rain and extreme heat and/or cold, near moving mechanical parts. This job involves exposure to wet and/or humid conditions, vibration and occasional loud noises
- This job requires the ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment and to access and work in restricted spaces
Knowledge, Skills, and Abilities
- Valid driver's license required
- High School diploma or equivalent and 2 years maintenance or construction experience
- 1 or more years of experience as a full-charge maintenance technician preferred
- Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping
- Knowledge of mechanical systems and equipment including HVAC, landscaping, carpentry, painting, hydraulic systems, and electric motors
- Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters
- Proficiency in plumbing repairs and troubleshooting
- Ability to provide technical assistance to other maintenance associates
