Position Summary: The Apartment Maintenance Supervisor is responsible for overseeing the maintenance and repair operations of a residential apartment community. This role ensures that all building systems, including plumbing, electrical, HVAC, and structural elements, are functioning correctly and safely. The Maintenance Supervisor manages a team of maintenance technicians, coordinates work schedules, and handles the procurement of necessary supplies and equipment.
Key Responsibilities:
- Supervise and manage maintenance staff, including training, scheduling, and performance evaluations.
- Conduct regular inspections of buildings, grounds, and equipment to identify maintenance needs.
- Perform or oversee repairs and maintenance tasks, such as plumbing, electrical, HVAC, and general building maintenance.
- Coordinate with property management and tenants to schedule maintenance and repairs.
- Maintain an inventory of supplies and equipment and ensure timely procurement of needed materials.
- Implement and enforce safety protocols and procedures.
- Manage work orders, track maintenance requests, and ensure timely completion.
- Handle emergency maintenance issues as they arise.
- Maintain records of maintenance activities, equipment, and inspections.
Qualifications:
- High school diploma or equivalent; additional technical training or certifications in maintenance-related fields is preferred.
- Proven experience in property maintenance, with a minimum of 2-3 years in a supervisory role.
- Strong knowledge of HVAC, plumbing, electrical systems, and general maintenance practices.
- Excellent leadership and team management skills.
- Strong problem-solving abilities and attention to detail.
- Good communication and customer service skills.
- Ability to work independently and manage multiple tasks effectively.
- Availability to handle after-hours emergency maintenance calls.
Work Environment: This position may require work during evenings, weekends, and holidays as needed. The Maintenance Supervisor must be able to perform physical tasks, including lifting heavy objects, climbing ladders, and working in various weather conditions.
Job Types: Full-time, Contract
Pay: $24.00 - $26.00 per hour
Expected hours: 40 per week
