As a Lead Maintenance Technician, you will play a crucial role in ensuring the optimal operation and appearance of our diverse property portfolio, which includes market-rate apartments, student housing, and retail spaces. You will oversee and execute maintenance tasks with precision, guiding a team of maintenance technicians to uphold the highest standards of quality and safety.
**Key Responsibilities:**
- **Team Leadership:**
- Supervise and mentor maintenance technicians, fostering a collaborative and efficient work environment.
- Conduct training sessions to enhance team skills and ensure adherence to safety regulations and company standards.
- **Maintenance Management:**
- Plan and execute routine, preventive, and turnover maintenance tasks to ensure timely completion and high-quality workmanship.
- Address and resolve service requests from residents within 24 hours, providing exceptional customer service at all times.
- **Property Upkeep:**
- Maintain the aesthetic and physical integrity of buildings and grounds, ensuring they meet or exceed DM Companies’ standards.
- Perform repairs and maintenance in areas such as HVAC, plumbing, electrical systems, appliances, carpentry, and flooring, recommending replacements as necessary.
**Inventory and Coordination:**
- Maintain an organized inventory of routine parts and supplies, ensuring readiness for maintenance tasks.
- Prepare open apartments for rental within 24 to 72 hours, coordinating efforts with other staff or vendors as needed.
-**Seasonal Duties:**
- Carry out seasonal maintenance tasks, including snow removal and lawn care, to maintain property appearance and safety.
- Inspect and perform scheduled maintenance on equipment according to manufacturer recommendations.
**Safety and Reporting:**
- Identify maintenance needs and liability hazards, reporting them to the Property Manager for prompt action.
- Participate in site meetings and contribute to discussions on property improvements and budget considerations.
**Qualifications:**
**Experience and Skills:**
- 4+ years of experience in apartment maintenance or a related field.
- Proficient in troubleshooting and repairing HVAC, plumbing, and electrical systems, as well as major appliances.
- Basic skills in painting and drywall repair.
**Certifications:**
- EPA universal license for HVAC is strongly preferred.
- Boiler's License is preferred; must be willing to obtain.
**Physical Requirements:**
- Ability to lift 20 to 50 pounds regularly, with occasional lifts up to 100 pounds.
- Comfortable working outdoors in various weather conditions and performing physical tasks such as shoveling snow.
**Communication and Problem-Solving:**
- Excellent customer service and interpersonal skills to effectively communicate with residents and team members.
- Strong problem-solving abilities to analyze situations and implement effective solutions.
**Additional Requirements:**
- Valid driver’s license and insurance; reliable vehicle for transportation.
- Cell phone for communication with team members.
- Must pass a background check.
**Physical Demands:**
- Regularly engage in activities requiring bending, stretching, stooping, and reaching.
- Daily walking through buildings and exterior grounds.
