Join our team as a Maintenance Assistant, where you’ll play a vital role in maintaining and enhancing our stunning apartment communities. At Velair Property Management, your expertise will ensure our residents enjoy a safe, well-maintained, and beautiful living environment. From preventative maintenance to timely repairs and preparing units for new residents, you’ll be the go-to professional ensuring our properties shine. Prioritization, safety, and seamless communication with residents, guests, and team members are key to your success.
Regular Schedule: Sunday – Thursday, 8:00 am – 4:30 pm
Essential Duties and Responsibilities
- Complete a variety of work orders, including electrical, plumbing, carpentry, mechanical, HVAC, drywall, painting, appliances, and general maintenance requests.
- Manage the preventative maintenance and repairs of building systems, both interior and exterior.
- Respond to emergency on-call service requests as needed.
- Assist with snow and ice removal (where applicable) and maintain proper documentation.
- Adhere to all safety protocols, including understanding and following MSDS guidelines for chemical use.
- Conduct routine inspections, including daily walk-throughs, move-ins/move-outs, and other building inspections, both independently and with external agents.
- Utilize basic tools, including screwdrivers, hammers, tape measures, and adjustable wrenches, to complete tasks effectively.
- Communicate updates and concerns regarding the property-to-property management and maintenance personnel.
- Maintain the maintenance shop and supply inventory in an organized and cost-effective manner.
- Occasionally travel to other sites within the portfolio to provide maintenance support as needed.
- Complete additional tasks as assigned promptly.
About You
To excel in this role, you should have the following education and experience:
- Education: High school diploma or equivalent preferred.
- Experience: 1-3 years of related experience and/or training in the maintenance industry, with a preference for multi-family housing, or an equivalent combination of education and experience.
- Skills: Basic mathematical ability and computer skills.
Additional Requirements
- Valid driver’s license, ability to drive, and valid insurance.
- Commitment to career growth through Velair-supported/provided learning and development, including occasional travel to off-site training with infrequent overnight stays.
- Flexibility to work outside standard business hours, including nights, weekends, and holidays as needed.
- Willingness to occasionally travel to other sites within the portfolio to provide maintenance support.
Physical Requirements / Work Environment
- Ability to frequently move 20-70 pounds.
- Frequent walking, climbing ladders, scaffolding, ramps, and more.
- Frequent kneeling, bending, crouching, and use of lower extremities and back muscles.
- Work is both indoor and outdoor, as needed, with varying temperatures.
