Job Description:
The Maintenance Technician contributes to the enhancement of property value. This individual is responsible for the maintenance of buildings and property, including furnishings, systems, and equipment as well as the clean appearance of the common areas and service corridors. The position also entails handling tenant service requests and performing maintenance and administrative duties associated with these functions.
Essential duties and responsibilities include the following. Other duties or special projects may be assigned.
- Responsible for the safe and proper operation of each of the assigned properties.
- On call 24/7 and must be available by cell phone to respond to emergency situations immediately. If not available, the Maintenance Technician must inform the Property Manager immediately.
- Respond to all building & property maintenance needs, including tenant service requests as appropriate. Duties may include, but are not limited to minor plumbing & lighting repairs, painting and janitorial.
- Troubleshoot and follow through to resolution on issues with building systems such as HVAC, elevator, fire/life safety systems, security & access control systems, and electrical & plumbing systems.
- Police all grounds at least daily, i.e. empty trash receptacles, pick up trash, inspect property, etc.
- Keep the Property Manager (and/or Director of Property Management if property manager is absent) informed of all problems that occur and what was done or needs to be done to rectify the problems.
- Meet and provide access for vendors and contractors hired at each location.
- Maintain inventory and order supplies with approval.
- Specific tasks as assigned by the Property Manager or Director of Property Management.
- Specific projects as assigned to comply with the needs of each individual property.

- Must have current drivers license, as there is travel to different locations.

- Must be and to comprehend and implement instructions.
- Must be available 24/7.
- Must be able to climb ladders and walk on rooftops.
- Must have basic knowledge of building systems such as HVAC, elevator, fire/life safety systems, security & access control systems, and electrical & plumbing systems.
